<br />Sector Five <br /> <br />Chapter 2 - Today <br /> <br />Right-of- W ay <br />Approximately 12% of the acreage in Sector Five is used for right-of-ways. Right-of- <br />way includes streets and railroads. <br /> <br />Commercial <br />Approximately 10% of the acreage in Sector Five is commercial land use, which <br />includes retail and office uses. The majority of commercial uses in Sector Five are <br />located along IH-3S, State Highway 123 and Wonder World Drive. In addition, the <br />San Marcos Factory Shops and the Tanger Factory Outlet Center are located at the <br />intersection of IH-3S and Centerpoint Road. <br /> <br />Single Family <br />Approximately 10% of the acreage in Sector Five is single family land use. Single <br />family includes one single family dwelling unit per lot. Most single family homes are <br />located in the Hills of Hays, Mockingbird Hills, Sunset Acres, and Wallace Addition <br />neighborhoods. <br /> <br />Open Space / Floodway <br />Approximately 6% of the acreage in Sector Five is open space / floodway. The open <br />space / flood way designation includes parks and other preserved open space, <br />including floodways. Parks in Sector Five include Hills of Hays and Swift Memorial. <br />Floodways in Sector Five includes the floodways along the San Marcos River and a <br />branch of Cottonwood Creek. <br /> <br />Industrial <br />Approximately 3% of the acreage in Sector Five is industrial land use. The largest <br />industrial land uses include Marshall Gas Controls, Electrosource, and T.B. Woods. <br /> <br />Multifamily <br />Approximately 2% of the acreage in Sector Five is multifamily land use, which is <br />more than four dwelling units on one lot. The largest multifamily projects include <br />The Cedars, The Palazzo, Greystone, Redwood Retirement Center, and Sumise <br />Village. <br /> <br />Mobile Home <br />Less than 1 % of the acreage in Sector Five is mobile home land use. There are a few <br />mobile homes located in the Wallace Addition neighborhood and along Wonder <br />World Drive. <br /> <br />Duplex <br />There are no duplexes located in Sector Five. <br /> <br />Adopted: April 22, 2002 <br /> <br />2-6 <br />
