That the Lessor does hereby lease to the Lessee the following described premises situated in <br />Hays County, Texas, to-wit: <br /> <br />A parcel of land containing 14,400 square feet out of the F.M. Stovall SUTWY ~o. 1, Hays <br />County, Texas, and lying wholly \vithin that 307.12 acre tract conveyed by First Investors <br />Leasing Corporation to Emmett F. McCoy by that deed dated 8 March ] 974, filed on 1 ] <br />March 1974, and recorded on 12 March 1974 in the deed records of said county. This 14,400 <br />square foot parcel is shO\\TI on a plat of a survey of said parcel b~ Charles R. Swan. Surveyor. <br />dated 3 September 1982. and is described by metes and bounds as follows: <br /> <br />Beginning at the west comer of the 14,400 square foot parceL which is marked with an <br />aluminum capped steel rod monument on the southeast line of a fifty foot v.ide private road; <br />from this west corner an iron pipe marking the east comer of Lot 9 of Valley View West, an <br />unrecorded subdivision bears N 44059'OO"W a distance of 50.00 feet, and thence N <br />45001 'OO"E a distance of 760.28 feet. From this west corner an iron pipe marking the point of <br />curvature on the southeast line of Lot 8 of said 'subdivision bears ')l' 44059'00" W a distance of <br />50.00 feet. and thence S 45001'00"W a distance of 309.71 feet. <br /> <br />Thence, from the point of beginning, N 45001 '00" E along the southeast line of the private <br />road a distance of 120.00 feet to the north corner of the 14,400 square foot parcel, from which <br />an aluminum capped steel rod witness corner bears S 45001'00" W a distance of 2.00 feet; <br /> <br />Thence, from the north corner of this parcel, S 44059'00" E a distance of 120.00 feet to the <br />east corner of this parcel, from which an aluminum capped steel rod witness corner bears S <br />4500 1'00" W a distance of 2.00 feet: <br /> <br />Thence, from the east corner of this parcel, S 45001'00" W a distance of 120.00 feet to the <br />south corner of this parcel, which is marked \\ith a aluminum steel rod; <br /> <br />Thence, from the south comer of this parcel, ')l' 44059'00" W a distance of 120.00 feet to the <br />POINT OF BEGINNlNG. <br /> <br />2.
