HOLT IN VOLUME 184, PAGE 106, DEED <br />RECORDS OF HAYS COUNTY, TEXAS, AND BEING MORE <br />P ARTICULARL Y DESCRIBED BY METES AND BOUNDS AS <br />FOLLOWS; <br /> <br />COMMENCING at a Y2 inch iron pipe found on the east right-of-way line of <br />Interstate Highway No. 35, having a variable width right-of-way, same being the southerly most <br />corner of a called 14.66 acre tract of land conveyed to William H. Gary in Volume 217, Page <br />526, Deed Records of Hays County, Texas, and also being a point on the west line of the <br />aforementioned 189.6 acre tract, thence N 450 44'56"E, with the south line of said Gary Tract, a <br />distance of 1,580.16 feet to a Y2 inch iron rod in concrete found, at the top cut-bank of the Blanco <br />River, for the POINT OF BEGINNING of the tract herein described; <br /> <br />THENCE N 450 44'56"E, with the south line of said Gary Tract and generally <br />along a wire fence, a distance of.&37.271~!,tto a point in the center of the Blanco River for the <br />northern most comer of said Gary Tract, same being a point on the southerly line of a called <br />216.50 acre tract of land described in Volume 728, Page 115, Real Property Records of Hays <br />County, Texas and also being the northerly most comer of the tract herein described; <br /> <br />THENCE, with the centerline of said Blanco River, same being the southerly line <br />of said 216.50 acre tract, the following four (4) courses and distances, <br /> <br />1) S 670 23'00"E, a distance of90.39 feet to a point, <br />2) S 320 02'00"E, a distance of 538.00 feet to a point, <br />3) S 040 08'00"E, a distance of 419.50 feet to a point, and <br />4) S 220 01'00"W, a distance of958.00 feet to a point; <br /> <br />THENCE, leaving the center of said Blanco River and continuing with the <br />southerly line of the aforementioned 216.50 acre tract the following three (3) courses and <br />distances, <br /> <br />1) S 230 31 'OO"E, a distance of 84.50 feet to a Y2 inch iron rod with cap set, <br />2) S 290 18'20"W, a distance of270.62 feet to a Y2 inch iron rod found, and <br />3) S 100 54'37"W, a distance of 631.29 feet to a 2 inch iron pipe found for <br />the westerly most comer of said 216.50 acre tract; <br /> <br />THENCE S 450 19'00"E, with the line of said 216.50 acre tract, passing the <br />westerly most comer of a called 48.47 acre tract of land conveyed to Jim Payne in Volume 129, <br />Page 16, Deed Records of Hays County, Texas, at a distance of 46.77 feet, and passing a <br />concrete monument at the top cut-bank of the Blanco River, at a distance of374.00 feet, in all a <br />distance of 483.54 feet to a Y2 inch iron rod, with cap set, from which a 24" Hackberry marked <br />"X" bears N 590 07'W, a distance of 22.0 feet, and a 24" Hackberry marked "X" bears S 320 <br />32'W, a distance of36.0 feet for the southerly most comer of said 48.47 acre tract, same being a <br />point on the westerly right-of-way of Hays County Road No. 161, (Uhland Road), and also being <br />the easterly most comer of the tract herein described; <br /> <br />Page 1 of 3 of <br />EXHIBIT A-l <br />
