<br />THE JUAN MARTIN VERAMENDI SURVEY NO.2, ABSTRACT
<br />NO. 17, HAYS COUNTY, TEXAS, BEING A PORTION OF A
<br />REMAINDER PORTION OF A CALLED 189.6 ACRE TRACT OF
<br />LAND CONVEYED TO C.C. HOLT IN VOLUME 184, PAGE 106,
<br />DEED RECORDS OF HAYS COUNTY, TEXAS, AND BEING
<br />MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS
<br />AS FOLLOWS;
<br />
<br />BEGINNING at a point in the center of the Blanco River for being a point on
<br />the southerly line ofa called 216.50 acre tract of land described in Volume 728, Page 115,
<br />Real Property Records of Hays County, Texas and also being the northerly most corner of
<br />the tract herein described;
<br />
<br />THENCE, leaving the center of said Blanco River and continuing with the
<br />southerly line of the aforementioned 216.50 acre tract the following three (3) courses and
<br />distances,
<br />
<br />1) S 230 31 'OO"E, a distance of 84.50 feet to a ~ inch iron rod with cap
<br />set,
<br />2) S 290 18'20"W, a distance of 270.62 feet to a Y2 inch iron rod found,
<br />and
<br />3) S 100 54'37"W, a distance of 631.29 feet to a 2 inch iron pipe found for
<br />the westerly most corner of said 216.50 acre tract;
<br />
<br />THENCE S 450 19'OO"E, with the line of said 216.50 acre tract, passing the
<br />westerly most corner of a called 48.47 acre tractofland conveyed to Jim Payne in Volume
<br />129, Page 16, Deed Records of Hays County, Texas, at a distance of46.77 feet, and passing
<br />a concrete monument at the top cut-bank of the Blanco River, at a distance of 374.00 feet,
<br />in all a distance of 483.54 feet to a 12 inch iron rod, with cap set, from which a 24"
<br />Hackberry marked "X" bears N 590 07'W, a distance of 22.0 feet, and a 24" Hackberry
<br />marked "X" bears S 320 32'W, a distance of 36.0 feet for the southerly most corner of said
<br />48.47 acre tract, same being a point on the westerly right-of-way of Hays County :R,oad No.
<br />161, (Uhland Road), and also being the easterly most Corner of the tract herein described;

<br />THENCE S 450 33'00"W, with the west line of said County Road No. 161, a
<br />distance of 13.26 feet to a Y2 inch iron rod with cap set for the northerly most corner of a
<br />called 109.43 acre tract ofland conveyed to Bob A. Cooper in Volume 262, Page 398~ Deed
<br />Records of Hays County, Texas, and also being the north end ofa boundary line agreement
<br />recorded in Volume 262, Page 395, Deed Records of Hays County, Texas;

<br />THENCE, with the common agreed line of said 109.43 acre tract, same being
<br />the southeast line of the tract herein described, and generally along the remains of an old
<br />cedar picket fence, the following eight (8) courses and distances,
<br />
<br />1) S 450 33'OO"W, a distance of 623.20 feet to an old, thin-walled 12 inch
<br />iron pipe found, under fence,
<br />2) S 460 58'OO"W, passing a ~ inch iron rod found at a distance of511.20
<br />feet in all a distance of 690.96 feet, to a point in the in the center of a
<br />runoff channel, from which a 16" Hackberry with "X" bears N 350
<br />20'W~ 53.2 feet, and a 18" Hackberry with "X" bears N 650 35'W, 84.3
<br />feet,
