1.2.1 Perform preliminary title searches and secure preliminary title report(s) and five -year <br />sales data from the title company providing title insurance. The City will pay the costs <br />associated with any preliminary title reports. <br />1.2.2 Secure title commitments and updates in accordance with insurance rules and <br />requirements for parcel payment submissions. <br />1.2.3 Secure title insurance, when and if applicable, for parcels acquired, insuring acceptable <br />title to the City and ensure that written approval is provided by the City for any exception. The <br />City will pay the cost of the title insurance. <br />1.3 TASK 3 —RIGHT OF ENTRY AGREEMENTS <br />The Consultant will: <br />1.3.1 If requested by the City, secure written rights of entry from designated real property <br />owners for the purpose of gaining access for surveying, appraising, field inspection of easement <br />locations and other purposes as may be determined. <br />1.4 TASK 4— INITIAL APPRAISAL SERVICES <br />The Consultant will: <br />1.4.1 Perform a fee appraisal for up to four (4) real property parcels in compliance with the <br />Uniform Standards of Professional Appraisal Practices and using TxDOT approved formats. <br />1.4.2 Provide a review appraisal for each appraisal for consistency of values, supporting <br />documentation related to the conclusion reached and compliance with the Uniform Standards of <br />Professional Appraisal Practices. The review appraiser will prepare the appropriate TxDOT <br />approved "Tabulation of Values" form. <br />1.4.3 Upon request from the City, prepare and initiate pre - appraisal contacts, in person, with <br />real property owners /and or the designated real property representatives for each parcel. <br />1.4.4 Contact real property owners or their designated representative(s) to offer them the <br />opportunity to accompany the appraiser on the appraiser's inspection of the subject real property. <br />In addition, the Consultant will maintain record(s) of each contact in the parcel file for the <br />Project. <br />1.5 TASK 5— NEGOTIATION SERVICES <br />The Consultant will: <br />1.5.1 Contact and negotiate with each real property owner in an attempt to acquire the <br />necessary right -of -way and/or easement within 60 calendar days.
