On June 14, 2002, the Planning and Zoning Commission of the City of San Marcos held a <br />public hearing regarding a request to change the zoning for a 10.95 acre tract of property at the terminuses <br />of Leah avenue, Cloverleaf street and Belmont avenue from "C" Commercial District; "MF-3" Multi- <br />Family District (High Density) and "R-l" Single-Family Dwelling District (Low Density) to "R-l" <br />Single-Family Dwelling District (Low Density), and to change the zoning for a 10.14 acre tract of <br />propeliy located at the intersection of Leah Avenue and Medical Parkway from "MF-3" Multi-Family <br />District (High Density) and "C" Commercial District to "MF-3" Multi-Family District (High Density). <br /> <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission did, on <br />June 26, 2002 consider and vote to approve the request, and has recommended that the request be <br />approved by the City Council of the City. <br /> <br />3. The City Council held a public hearing on the 22nd day of July <br />regarding the request. <br /> <br />,2002, <br /> <br />4. All requirements of Chapter 114, Zoning, of the San Marcos City Code pertaining to zoning <br />map amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following ordinance is in <br />the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS: <br /> <br />SECTION 1. The Official Zoning Map of the City as described in Section 114.029 of the San <br />Marcos City Code is amended to rezone the following real property, which is presently zoned "e" <br />Commercial District, "MF-3" Multi-Family District (High Density) and "R-l" Single-Family Dwelling <br />District (Low Density), to "R-l" Single-Family Dwelling District (Low Density): <br /> <br />Street address: Terminuses of Leah Avenue, Cloverleaf Street and Belmont Drive <br />
