WiMBERLEY <br /> <br />SAN I/1ARCOS ' CANYON LL.,KE <br /> <br />GREENPOINTE SUBDIVISION <br />Narrative Summary <br /> <br />Greenpointe is a very low density residential subdivision in an environmentally sensitive <br />area. Development goals include preserving a natural look and protecting the <br />surrounding habitat. A public meeting was held with the residents of Westover. In that <br />meeting, the development plan was explained and the neighborhoods questions and <br />concerns were documented for assessment and addressing (as possible) as the plans are <br />being prepared. Developing the property will include the following: <br /> <br />Sixteen residential lots are being created and each new home will be required to <br />incorporate a rainwater harvesting system to capture roof runoff and utilize the <br />captured rainwater for irrigation. <br /> <br />Each residential unit has limits on the square footage that can be cleared for <br />construction. <br /> <br />Each residential unit has limits on the square footage of impervious cover that can <br />be constructed. <br /> <br />The proposed maximum impervious cover for the entire development is less than <br />ten percent. <br /> <br />The remainder of the area of each lot has limits on the amount of clearing or <br />cleanup that can be performed. A minimum of fifty feet at the back of each lot <br />will be protected from clearing activities. <br /> <br />All utilities will be installed underground. The utilities will be installed in fairly <br />shallow trenches in an attempt to avoid subsurface geologic features. <br /> <br />Sensitive geologic features will be protected by zones as required by the Edwards <br />Aquifer Protection Ordinance. <br /> <br />A private drive will be constructed for access to the sixteen residential lots. The <br />private drive has been laid out with the purpose of preserving trees promoting <br />slower speed. The proposed street is twenty two feet wide and the adjacent <br />walkway is proposed as a walk path with crushed granite cover. <br /> <br /> <br />333 Cheatham. San Marcos, Texas 78666 .
