(') <br /> ;::;: "- ~ <br /> '<(') c:: ~!! <br /> o - r <br /> --4 <br /> cn-<: w <br /> 1>>(') .j' <br /> ::Ir- e::> 5m <br /> s::m ~ ~O <br /> I>>JJ => <br /> (1 ^ 0 ~ <br /> 0 f',) I: <br /> VI <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS, APPROVING A ZONING MAP <br />AMENDMENT FROM "MF-4" MULTI-FAMILY DISTRICT <br />(HIGH DENSITY) TO "MF-1" MULTI-FAMILY DISTRICT <br />(LOW DENSITY) FOR A 2.06 ACRE TRACT OF PROPERTY <br />LOCATED AT 322 SOUTH JOHNSON AVENUE; REVISING <br />THE FUTURE LAND USE PLAN OF THE CITY MASTER <br />PLAN TO CONFORM TO THIS ZONING MAP AMENDMENT; <br />INCLUDING PROCEDURAL PROVISIONS; AND <br />PROVIDING FOR PENALTIES. <br /> <br />RECITALS: <br /> <br />1. On July 23, 2002, the Planning and Zoning Commission of the City of San Marcos <br />held public hearings regarding a request to change the future land use map of the City Master <br />Plan from Open Space/Floodplain and Low Density Residential to Low Density Residential, <br />and a request to change the official zoning map of the City from "MF-4" Multi-Family District <br />(High Density) to "MF-1" Multi-Family District (Low Density) for Lot 1, Block 4 of the J.B. <br />Wilson Addition, consisting of2.06 acres of property located at 322 South Johnson Avenue. <br /> <br />2. Subsequent to the public hearings on that date, the Planning and Zoning Commission <br />did, on July 23, 2002 consider and vote to recommend approval of the land use amendment <br />request by a vote of 4-3, and to recommend approval of the proposed zoning map amendment by <br />a vote of 6-1. <br /> <br />3. The City Council held a public hearing on the 26th day of AugUST <br />2002, regarding the request. <br /> <br />4. All requirements of Chapter 114, Zoning, of the San Marcos City Code pertaining to <br />zoning map amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest ofthe public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br /> <br />SECTION 1. The Official Zoning Map of the City, as described in Section 114.029 of <br />the San Marcos City Code, is amended to rezone the following real property which is presently <br />zoned "MF-4" Multi-Family District (High Density) to "MF-1" Multi-Family District (Low <br />Density) : <br /> <br />Street address: 322 South Johnson Avenue. <br />
