74. DESCRIPTION OF 0.74 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M. VERlll1ENDI SURVEY NO.2, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT 22.26 ACRE TRACT DESCRIBED IN A DEED FROM KENNETH V. KRAUS, TRUSTEE TO EDMUND LONGCOPE DATED JULY 15, 1981 AN"D RECORDED IN VOLUME 361, PAGE 166 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at a W' iron rod found for the northerly west corner of the Longcope tract being at the intersection of a flare corner of State Highway No. 80 and River Road; THENCE with the common west line of the Longcope tract and the east line of the Highway 80 flare corner, S 080 21' 00" E 18.61 feet to a ~" iron rod found; THENCE entering the Longcope tract with the southeast line of a tract proposed to be dedicated as additional right-of-way for River Road, N 440 42' 18" E 429.99 feet to a ~" iron rod set for the west corner and PLACE OF BEGINNING of the herein described tract; THENCE leaving the PLACE OF BEGINNING and continuing wi th said line, N 440 55' 36" E 77.20 feet to a ~" iron rod set for the north corner of this tract; THENCE entering the Longcope tract, S 450 00' 00" E 420.10 feet to a ~" iron rod set for the east corner of the herein described tract; THENCE S 450 00' 00" ~v 77.20 feet to a W' iron rod set for the south corner of the herein described tract; THENCE N 450 00' 00" W 420.00 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 0.74 acres, more or less, of land area as prepared from public records and a survey made on the ground during July, 2002 by Byrn & Associates, Inc. of San Marcos, Texas.
