First, known densities of development,we~e ,consid~red. <br />Then, based upon there~aining developable vacant land in San 'rvlarcosand: itsETJ,'densitiesof <br />anticipated development projects were applied. .The ultimate' population of the -City of. San Marcos <br />is a function ofanticip'ated residentiallandu~earea (acres),housin,g-density (dwelling units per <br />acre), and. population. density (persons per dwelling' unit). Based. upon the land . uses identified on, <br />the Future _Lal1dUse ,Plan,_the total.ultimate land. use areas of'single-family-housing',werecalcuJated <br />using average densities ranging fr()m '0.75 to 5 dw_elling units per acre. When the ETJ is combined <br />with the area within the existing City limits, enough land area exists to support a population of <br />appro~imately 300,OOO.to400,OOQ.persons. The.adopted Horizon Pla'n projects a 2050 'population <br />of 169,400 persons. <br /> <br />VI. SUMMARY- <br /> <br />The'data used .to compile. these. land use assumptions were from three sOUrces -- -anticipated <br />-devel-opment for the; City nfSan Marcos, residential b'uilding,permitdata and other data from the <br />City, .and _ information' from the Compr-ehensive Plan .and '.Future- Land Use Plan~." The ten-year growth <br />projections were' calcu Jatedbased upon reas'onable growth - rates' a nd,- trends' for Sa n" Marcos - and <br />the region. Ultiniateprojections were 'based upon the holding capacity ()f vacant 'and using land use <br />types and applying densities as estabUshed by developmentpoliciesr the Future Land Use Plan, and <br />,known proposed development plans__ <br /> <br />'The land use 'assumptions,'maybe.summarized as follows: <br /> <br />. San Marcos presently contains approximately 17.4 square miles within the 'City's 'corporate limits, <br />abo,ut 48% ofwhich is presently undeveloped (vacant). The total area oft'he water service are <br />is 45,354 acres andthe':Total area 'of the wastewater-service' area is 59,565-. <br /> <br />. Existing estimated population of San Marc()s j'n the year 2002'was40,514 persons.
