LAND USE AND POPULATION ASSUMPTIONS SUMMARY <br /> <br />The.impactfeeLandUse Assumptions used in this report were prepared by <br />- Dunkin, Se~o& Associates, Inc. and are presented in a. separate. document. . The Land <br />Use Assumptions report documents existing land use pattemsandpopulationsfor the <br />base year 2002. The City's corporate limits include 11,118 acres with an existing 2002 <br />base population ,estimate of 40,514. <br /> <br />The total land are_a within th~ w~ter service area is 45,354 acres with an estimated <br />17,350 dwellings and a population of 45,800. The wastewater service area is 59,565 <br />acreswi-th an estimated 18,800 dwellings and apopulationof51,350. It is important to <br />note that a portion of the City's water service area is also served by the Crystal Clear <br />Water System in an area of dual CCN. This means that either the City or Crystal Clear <br />may provide water service.. <br /> <br />Using historical buildingpe~it issuance for single family residentialpennits as <br />an indication of growth potential, itis projected that an average of675 dwellings units, <br />per year could be constructed over the next ten years. A household size of 2.31 persons <br />per household, based lip on 2000 u.s. Census data, and an'occupancyrate of'95 percent <br />from the.2001 U.S. Census'were'used to.calculate the future population. The_following_ <br />shows th~fonnula for calculating the ten-year ;growth projections for each service area: <br /> <br />· 675 dwelJing units/year x 0.95 occupancy rate =641. dweJlingunits/year <br />· 641-occupieddwellingunits/yearx,2.31-personsper household = 1,480 <br />persons/year. <br />· 1,480 persons/yearx 10 years = 14,800 persons net ten-year growth. <br /> <br />This growth rate represents an approximate 2.8% and 2.6% compounded average <br />annual growth rate for water and wastewater service areas respectively. <br />
