KANE SURVEY, ABSTRACT NO. 281,HAYS COUNTY, <br />TEXAS, BEING THE SAME 62.34 ACRE TRACT BEING A <br />PORTION OF THE REMAINDER OF A CALLED 77.70 ACRE <br />TRACT OF LAND CONVEYED TO JAMES E. BRADEN, et ux, <br />BY INSTRUMENT RECORDED IN VOLUME 1494, PAGE 337, <br />OF THE OFFICIAL PUBLIC RECORDS OF HAYS COUNTY, <br />TEXAS, SAID 62.267 ACRE TRACT BEING MORE <br />PARTICULARLY DESCRIBED BY METES AND BOUNDS AS <br />FOLLOWS: <br /> <br />BEGINNING at an iron rod found for the east comer of the said 62.34 acre tract <br />and the herein described tract, said iron rod being the north corner of a called 133.37 acre tract <br />conveyed to Wilford Henk, et ux, in Volume 1463, Page 814, Official Public Records of Hays <br />County, Texas, said iron rod being also in the southwest line of the fifty foot right-of-way of <br />County Road 232, also known as Redwood Road and being the POINT OF BEGINNING; <br /> <br />THENCE leaving the said Redwood Road, with the northern line of the said <br />133.37 acre tract, and the southeast line of the said 62.34 acre tract and the herein described tract, <br />S 49013'28"W for a distance of 2480.65 to a iron rod found for an angle point in the northern <br />line of the said 133.37 acre tract and the south comer of the said 62.34 acre tract, and the herein <br />described tract; <br /> <br />THENCE continuing with the northern line of the said 133.37 acre tract <br />and the southwest line of the said 62.34 acre tract and the herein described tract the <br />following three courses (3): <br /> <br />I) N 44027'11" W for a distance of 271.87 feet to an iron rod found for an <br />angle point, <br />2) N 49030'07" W for a distance of 548.40 feet to an iron rod found for an <br />angle point, and <br />3) N 45059'06" W for a distance of 316.18 feet to an iron rod set for the <br />most southwestern corner of said 62.34 acre tract and the herein described <br />tract, said iron rod being also the west comer of said 133.37 acre tract and <br />being in the east line of the one hundred and thirty foot right-of-way of <br />State Highway 123; <br /> <br />THENCE leaving the said 133.37 acre tract, with the east right-of-way <br />line of State Highway 123, N 05005'00"E, passing at 827.60 feet a Texas Highway <br />Department concrete monument found, for a total distance of 863.96 feet to a iron rod <br />set for the most northwestern comer of the said 62.34 acre tract and the herein described <br />tract, said iron rod being also the south comer of a called 42.295 acre tract conveyed to <br />Russek and Rubbins Joint Venture as recorded in Volume 560, Page 396, Real Property <br />Records of Hays County, Texas; <br /> <br />THENCE leaving the said State Highway 123, with the southeast line of the said <br />42.295 acre tract and the northwest line of the said 62.34 acre tract and the herein described tract, <br />N 49006'31"E a distance of 661.37 feet to an iron rod found for north comer of the said 62.34 <br />acre tract and the herein described tract, said iron rod being also the southwest corner of a qilled <br />20.00 acre tract conveyed to James E. Braden, et ux, Trust in Volume 1494, Page 394, Official <br />Public Records of Hays County, Texas; <br />
