A-474, HAYS COUNTY, TEXAS, BEING THE 130 FOOT WIDE RlGHT OF WAY OF STATE HIGHWAY 123, SAID 3.59 ACRE TRACT BEING MORE PARTICULARL Y DESCRlBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING on a point in the east right-of-way of State Highway 123, said point being the southeast comer of a called 73.753 acre tract conveyed to Bimms Investments in Volume 406, Page 758 Deed Records of Hays County, Texas, said point being the most southeast comer of Annexation to the City of San Marcos, Texas number AN 99-05, said point being the northeast comer of a called 147.54 acre tract conveyed to Curtis Briggs in Volume 398, Page 394, Deed Records of Hays County, Texas, said point being the southwest comer of the herein described tract, and being also the POINT OF BEGINNING; THENCE leaving the said 147.54 acre tract with the west line of said State Highway 123 and the east line of the said 73.753 acre tract and the west line of the herein described tract, N 05001 '14"E for a distance of 80.56 feet to a point and N 05009'14"E for a distance of 1164.04 feet to a point for the northeast comer of the said 73.753 acre tract, said point being the most northeast comer of Annexation to the City of San Marcos, Texas number AN 99-05, and being the northwest comer of the herein described tract; THENCE leaving the said 73.753 acre tract, and crossing the said 130 foot right- of-way of State Highway 123, S 84050'46" E for a distance of 130.00 feet to a point in the east right-of-way of said State Highway 123, said point being in the west line of a called 133.371 acre tract conveyed to Wilford Henk, in Volume 1463, Page 814, Official Public Records of Hays County, Texas, and being the northeast comer of the herein described tract; THENCE with the east line of the said right-of-way of State Highway 123, with the west line of said 133.371 acre tract S 05009'14" W for a distance of 1164.04 feet to a point for the southwest comer of the said 133.371 acre tract, said point being in the northwest right-of- way of Old Bastrop Road, and being the southeast comer of the herein described tract; THENCE leaving the said 133.371 acre tract, and crossing the said 130 foot right-of-way of State Highway 123, S 63019'54" W for a distance of 152.78 feet to the POINT OF BEGINNING, and containing 3.59 acres ofland.
