<br />191. <br /> <br />SPECIAL WARRANTY DEED <br /> <br />Date: November 5, 2002 <br /> <br />Grantor: City of San Marcos, 630 East Hopkins Street, San Marcos, Hays County, Texas 78666 <br /> <br />Grantee: Richard Deleon, 306 East Grove, San Marcos, Hays County, Texas 78666 <br /> <br />Consideration: Ten dollars ($10.00) and other good and valuable consideration, the receipt and <br />sufficiency of which is acknowledged. <br /> <br />Property: The western % of the eastern % of lot 57, Riverside Addition, in the City of San <br />Marcos, Hays County, Texas, according to the map or plat recorded in Volume 117, Pages 448-449 <br />of the Hays County Deed Records, and being the western % of the property described in a deed <br />dated December 1, 1972, from Aurora Gonzales to the Urban Renewal Agency for the City of San <br />Marcos, recorded in Volume 255, Page 500 of the Hays County Deed Records, as depicted <br />generally on the attached Exhibit A. <br /> <br />Reservations from and Exceptions to Conveyance and Warranty: All easements, rights-of-way, <br />and prescriptive rights, whether of record or not; all presently recorded restrictions, covenants, <br />conditions, and other instruments, other than liens and conveyances, that affect the property; any <br />discrepancies, conflicts, or shortages in area or boundary lines; and any encroachments or <br />overlapping of improvements. <br /> <br />Grantor, for the consideration and subject to the reservations from and exceptions to conveyance <br />and warranty, grants, sells and conveys to Grantee the Property, together with all and singular the <br />rights and appurtenances in any wise belonging, to have and hold it to Grantee, Grantee's heirs, <br />executors, administrators, successors or assigns forever.
