On November 26,2002, the City Planning and Zoning Commission held a public hearing <br />regarding zoning for a 458 acre, more or less, area of recently annexed property located in the 3900 <br />- 4700 blocks of State Highway 123 South as "c" Commercial District (2 acres), "P" Public and <br />Institutional District (96 acres), "SR" Suburban Residential District (95 Acres), "R -1" Single- <br />Family Dwelling District (Low Density) (118 acres), "ZL" Zero Lot Line Dwelling District <br />(Medium Density) (45 acres), "LB" Limited Business District (6 acres), "TH-2" Townhouse <br />Residential District (Medium Density) (36 acres), "MF-2" Multi-Family District (Medium Density) <br />(9.73 acres), and "MF-3" Multi-Family District (High Density) (29 acres) (all acreages are <br />approximate ). <br /> <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission did, <br />on November 26, 2002, consider and vote to approve the request, and has recommended that the <br />request be approved by the City Council of the City. <br /> <br />3. The City Council held a public hearing on the 2nd day of December <br />2002, regarding the request. <br /> <br />4. All requirements of Chapter 114, Zoning, of the San Marcos City Code pertaining to <br />zoning map amendments have been met. <br /> <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br /> <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS. <br />TEXAS: <br />
