REAL ESTATE LICENSE DISCLOSURE <br /> <br />Tenant hereby acknowledges that Richard Skiles and Skiles & Associates Real Estate, Inc. <br />("Agent") is a licensed Texas Real Estate Broker engaged in the management, and leasing of real estate <br />in Texas. Agent represents ONLY the Landlord in this transaction. Tenant is advised to seek competent <br />Legal council and or seek representation from a professional Licensed in Real Estate before signing this <br />agreement. <br /> <br />48. REPRESENTATIONS AND WARRANTIES OF TENANT <br /> <br />Tenant represents, warrants, and covenants that it is now in a solvent condition, that no <br />bankruptcy or insolvency proceedings are pending or contemplated by or against Tenant or any guarantor <br />of Tenant's obligations under this Lease; and that all reports, statements, and other data furnished by <br />Tenant to Landlord in connection with this Lease are true and correct in all material respects. <br /> <br />49. DELETED <br /> <br />50. SUBMISSION OF LEASE <br /> <br />The submission of this Lease for examination does not constitute an offer to Lease, and this <br />Lease becomes effective only execution hereof by Tenant and Landlord. <br /> <br />51. SPECIAL PROVISIONS <br /> <br />The execution of this lease by Tenant and the performance of this Lease by Tenant shall not <br />operate to diminish or waive any immunity of Tenant from suit or liability under the laws of this state. <br /> <br />IN WITNESS WHEREOF, this Lease is entered into by the parties hereto on the date and year <br />first set forth above. <br /> <br />Page 12 <br />
