Exhibit A, Tract 3 Page lof3 5.808 Tract Annexation to the City of San Marcos, Texas DESCRIPTION FOR A 5.808-ACRE TRACT OF LAND LOCATED IN THE NATHANIEL HUBBARD SURVEY NO. 35 AND THE CYRUS WICKSON SURVEY IN HAYS COUNTY, TEXAS, SAID TRACT BEING A PORTION OF THE RIGHT-OF-WAY OF COUNTY ROAD NO. 233, ALSO KNOWN AS McCARTY LANE, SAID 5.808-ACRE TRACT BEING MORE PARTICULARL Y DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING on a point in the southwesterly right-of-way line of McCarty Lane (County Road No. 233), same point being in the northeasterly boundary line of a 259.807-acre tract of land having been conveyed to Southwest Texas State Teachers College by instruments recorded in Volume 140, Page 320 and Volume 229, Page 591 of the Deed Records of Hays County, Texas, same point being in the southeasterly boundary line of a 108.8490-acre tract of land annexed into the City of San Marcos, Texas by Ordinance 1985-48, said point being also 250.00 feet left of Texas Department of Transportation engineers centerline station 1085+41 for Interstate Highway No. 35 (300-foot right-of-way width), for the most westerly corner and POINT OF BEGINNING hereof; THENCE departing the northeasterly boundary line of said 259.807-acre tract, with the southeasterly boundary line of said previously annexed 108.8490-acre tract, through the interior of the right-of-way of McCarty Lane, N44008'OO"E for a distance of 229.08 feet to a point in the southwesterly boundary line of a 112.56-acre tract of land conveyed to R. L. Burdick by instrument recorded in Volume 234, Page 194 of the Deed Records of Hays County, Texas, same point being in the northeasterly right-of-way line of McCarty Lane, for the most northerly corner of the herein-described tract; THENCE with said northeasterly right-of-way line, same being the southwesterly boundary line of said I 12.56-acre tract, S45023'49"E for a distance of 2114.34 feet to a point being the most southerly corner of said 112.56-acre tract, same point being the most westerly corner of a 1 00.81-acre tract ofland conveyed to R. L. Burdick, et. al. by instrument recorded in Volume 234, Page 203 of the Deed Records of said County, for an angle point hereof; THENCE continuing with said northeasterly right-of-way line, with the southwesterly boundary line of said 100.81-acre tract and with the southwesterly boundary line of a 6.612-acre (1200-foot by 240-foot) tract of land conveyed to Thermon Industrial Development Corporation by instrument recorded in Volume 236, Page 442 of said Deed Records, S45012'49"E pass at a distance of 2219.80 feet a point being the most southerly corner of said 100.81-acre tract, same point being the most westerly corner of said 6.612-acre tract, continuing for a total distance of 2459.80 feet to a point being the most southerly corner of said 6.612-acre tract, for the most easterly corner of the hcrcin described tract; THENCE departing said northeasterly right-of-way line, through the interior of the right-of-way of McCarty Lane, S44001'19"W for a distance of 35.80 feet to a point in the southwesterly right-of-way line of McCarty Lane, same point being the most easterly corner of the aforementioned 259.807-acre tract conveyed to Southwest Texas State Teachers College by instruments recorded in Volume 140, Page 320 and Volumc 229, Page 591 of said Deed Records, for thc most southerly corner ofthe herein-described tract;
