1R.Acr b E}:HIBIT A, TRACT L .t'cge .1 of 4 259.807-Acre Tract DESCRIPTION FOR A 259.807-ACRE TRACT OF LAND BEING APPROXIMATELY 157.2 ACRES OUT OF THE NATHANIEL HUBBARD SURVEY NO. 35 AND APPROXIMATELY 102.6 ACRES OUT OF THE CYRUS WICKSON SURVEY, SAlD 259.807-ACRE TRACT BEING ALL OF A REl\1NANT TRACT OF LAND, LOCATED EAST OF INTERSTATE HIGHWAY NO. 35, OUT OF THAT CERTAIN 275.5-ACRE TRACT OF LAND (FIRST TRACT) CONVEYED TO SOUTHWEST TEXAS STATE TEACHERS COLLEGE BY INSTRl}MENT RECqRDED IN VOLUME 140, PAGE 320 OF THE DEED RECORDS OF HAYS COUNTY, TEXAS AND ALL OF THAT CERTAIN 88.32-ACRE TRACT OF LAND CONVEYED TO SOUTHWEST TEXAS STATE COLLEGE BY INSTRUMENT RECORDED IN VOLUME 229, PAGE 591 OF SAID DEED RECORDS, SAID 259.807-ACRE TRACT BEING MORE PARTICULARLY DESCRIBED BY rvIETES AND BOUNDS AS FOLLOWS: BEGINNING on an iron rod found at the base of a fence corner post on a point in the southeasterly right-of-way line of Interstate Highway No. 35 (right-of-way width varies), said point being 150.00 feet left of Texas Department of Transportation engineer's centerline station 1112+68, same point being the most northerly corner of a 76.947-acre portion of a 425.38-acre tract of land conveyed to Walter Kenneth Barnes by instrument recorded in Volume 205, Page 462 of the Deed Records of Hays County, Texas, said point being the most westerly corner of said 88.32-acre tract ofland conveyed to Southwest Texas State College by instrument recorded in Volume 229, Page 591 of said Deed Records, being also the most westerly corner of the herein described tract and POINT OF BEGINNING hereof; THENCE with said southeasterly right-of-way line of Interstate Highway No. 35, same being the northwesterly boundary line of said 88.32-acre tract, N 44008'00" E for a distance of 1608.61 feet to a Texas Department of Transportation brass disk in concrete right-of-way monument found on an angle point in said right-of-way line, being 150.00 feet left of engineer's centerline station 1096+59.39, said point being the most northerly corner of said 88.32-acre tract, for an angle point hereof; THENCE continuing with said right-of-way line, same being the northeasterly boundary line of said 88.32-acre tract, S 45048'03" E for a distance 00.3.95 feet to a brass disk in concrete right-of-way monument found on an angle point in said right-of-way line, being the most westerly corner of said remnant tract located east of Interstate Highway No. 35, out of that certain 275.5-acre tract of land (First Tract) conveyed to Southwest Texas State Teachers College by instrument recorded in Volume 140, Page 320 of said Deed Records, for an angle point hereof;
