<br />16. <br /> <br />WARRANTY DEED <br /> <br />Date: February 13. 2001 <br /> <br />Grantor: <br /> <br />City of San Marcos, a municipal corporation <br /> <br />Grantor's Mailing Address: 630 East Hopkins Street, San Marcos, Hays County, Texas 78666 <br /> <br />Grantee: <br /> <br />Southwest Texas State University <br /> <br />Grantee's Mailing Address: c/o Vice President for Finance and Support Services, 601 University <br />Drive, San Marcos, Hays County, Texas 78666 <br /> <br />Consideration: Ten dollars ($10.00) and other good and valuable consideration, the receipt and <br />sufficiency of which is acknowledged. <br /> <br />Property: <br /> <br />All of the 0.405 acre tract of property out of the T.!. Chambers League and the J.M. <br />Veramendi League, in the City of San Marcos, Hays County, Texas, as more <br />particularly described by metes and bounds in the attached Exhibit A <br /> <br />Reservations from and Exceptions to Conveyance and Warranty: A public utility easement over <br />the entire property for the operation and maintenance of overhead electric distribution and <br />communication poles, lines and related appurtenances; and an easement within and through the entire <br />property for the operation and maintenance of a raw water transmission pipeline, together with rights <br />of ingress and egress across the entire property for these purposes. <br /> <br />Grantor, for the consideration and subject to the reservations from and exceptions to conveyance and <br />warranty, grants, sells and conveys to Grantee the property, together with all and singular the rights <br />and appurtenances in any wise belonging, to have and hold it to Grantee and Grantee's successors or <br />assigns forever.
