VERAMENDI LEAGUE NO.2, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, A PORTION OF THAT TRACT DESCRIBED AS 14.66 ACRES IN A DEED FROM jACK'~RY f:",-j TO WILLIAM M. GARY DATED APRIL 4, 1967 AND RECORDED IN VOLUME2~7, ~AGE 526 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a %" iron rod set for the common southeast corner of that tract described as 13.22 acres in a deed from Jack Gary et ux to the State of Texas dated April 5, 1960 and recorded in Volume 182, Page 62 of the Hays County Deed Records in the southeast line of Interstate Highway No. 35, the south corner of the Gary 14.66 acre tract, an angle point in the northwest line of that tract described as 189.6 acre Tract 1 in a deed from Jim Hartley to C.C. Holt dated October 15, 1960 and recorded in Volume 184, Page 106 of the Hays County Deed Records, from which a concrete nail set in the top of a broken TxDot concrete monument found bears S 250 11' 19" W 651. 50 feet; THENCE leaving the Holt tract and the PLACE OF BEGINNING as shown on that plat numbered 25040-01-1-c dated April 13, 2001 as prepared for Tilson Home Corporation by Byrn & Associates, Inc. of San Marcos, Texas, with the common northwest line of the Gary 14.66 acre tract, the southeast line of the State of Texas tract and the southeast line of Interstate Highway No. 35, N 250 11' 19" E 899.68 feet to a W' iron rod set, from which the approximate centerline of an electric transmission line bears N 250 11' 19" E 23.0 feet and a W' iron rod set for the north corner of the Gary 14.66 acre tract bears N 250 11' 19" E 652.42 feet; THENCE leaving the southeast line of Interstate Highway No. 35 and the State of Texas tract, crossing the Gary 14.66 acre tract, S 520 51' 04" E 321.67 feet to a W' iron rod set in the northwest line of the Holt 189.6 acre tract and the southeast line of the Gary 14.66 acre tract, from which the approximate centerline of an electric transmission line bears N 450 53' 00" E 23.0 feet, and a W' iron pipe found in concrete bears N 450 53' 00" E 697.68 feet; THENCE with the common southeast line of the Gary 14.66 acre tract and a northwest line of the Holt 189.6 acre tract, S 450 53' 00" W (this being the Bearing Basis for this description) 890.47 feet to the PLACE OF BEGINNING, pass at 883.43 feet a %" iron pipe found. There are contained within these metes and bounds 3.25 acres, more or less, of land area as prepared from public records and a survey made on the ground on April 13, 2001 by Byrn & Associates, Inc. of San Marcos, Texas.
