<br />Sector Two <br /> <br />Chapter 2 - Today <br /> <br />Zonin2 Districts <br /> <br />Single-Family Dwelling Districts (R-l and R-2) <br />The largest percentage ofthe acreage in Sector Two is zoned Single-Family Dwelling <br />districts (75%). There are 600.3 acres zoned R-l and 8.8 acres are zoned R-2. The uses <br />permitted in the R-l and R-2 districts include single-family detached dwelling units, <br />accessory buildings, and group homes. Specific uses in the R-l and R-2 districts include <br />churches and home occupations. R-l development is defined as 6 dwelling units or fewer <br />per gross acre and R-2 development is 9 dwelling units or fewer per gross acre. The <br />majority of Sector Two is zoned R-1 district and is scattered throughout the sector. In <br />addition, the majority of the vacant land in the sector is zoned R-l. <br /> <br />Two Family Dwelling Districts (DP-l and DP-2) <br />Approximately 7% of the acreage in Sector Two is zoned Two Family Dwelling districts. <br />There are 11.1 acres zoned DP-l and 48.2 acres zoned DP-2. The uses permitted in the <br />DP-l and DP-2 districts include single-family detached dwellings, two-unit townhomes, <br />duplexes, condominiums, storage buildings not larger than 10 feet by 12 feet, and group <br />homes. Specific uses in the DP-l and DP-2 districts include churches and home <br />occupations. DP-l development is defined as 6 dwelling units or fewer per gross acre <br />and DP-2 is defined as 12 dwelling units or fewer per gross acre. The majority of Two <br />Family Dwelling districts are located in clusters throughout the Westover and Southwest <br />Hills neighborhoods. There are no Two Family Dwelling districts in the Greater Castle <br />Forest, Oak Heights, or Park Place neighborhoods. <br /> <br />Multi-Family Districts (MF-l and MF-4) <br />Just less than 5% of the acreage in Sector <br />Two is zoned Multi-Family districts. There <br />are 5.0 acres zoned MF-l and 32.7 acres <br />zoned MFA. There are no MF-2, MF-3, or <br />MF-5 districts in Sector Two.
