Sector Two Chapter 2 - Today Housing In December 1996, the City of San Marcos Planning and Development Services Department conducted a housing survey within Sector Two. The survey included the number and types of housing located within the area. The housing survey indicated there were 1,068 housing units. Building permit data since 1996 shows an increase of 179 housing units. The figures for the city as a whole were 31.6% owner occupied and a whopping 68.4% renter occupied. Residents in dorms or institutional housing were not counted in these figures. Vacancy in 1990 was reported as 6% in Sector Two and 9.8% city wide. Multifamily 3% Housing occupancy 1ll San Marcos in all sectors in 1996 was estimated at close to 98%. The seemingly steep decline in vacancy can be attributed to several factors. The housing market has recovered from the slump in the 1980's, with many dwellings then on the market now sold and occupied. The City's program for condemning vacant dilapidated housing has resulted in over 100 demolition's or renovations in the last few years. Population has risen faster than housing stock has expanded. Lastly, the Census figures may be artificially low, since non-respondent follow-up was conducted after the end of SWT's spring semester, when many student rentals were vacated. · Detailed 2000 Census data is not yet available Adopted: July 23, 2001 2-13
