STATE OF TEXAS WILLIAM VAN HORN SURVEY, A -464 <br />COUNTY OF HAYS JOB NO. 11 -3651 <br />0 <br />• <br />• <br />BEING all that certain tract or parcel of land situated in the William Van Horn Survey, Abstract <br />No. 464, City of San Marcos, Hays County, Texas, same being a portion of that called 85.643 acre <br />tract of land conveyed to Benjamin H. Johnson by deed recorded in Volume 1499, Page 203 of the <br />Official Public Records of Hays County, Texas, and being more particularly described by metes <br />and bounds as follows: <br />BEGINNING at a 1/2" iron rod found at a corner fence post at the intersection of the northwest <br />line of Interstate Highway No. 35, with the southwest line of said Johnson called 85.643 acre tract, <br />for the south corner of the tract of land herein described, and from which a TXDOT concrete <br />highway monument found bears NORTH 44 08' 00" EAST (Bearing Basis – Texas Department <br />of Transportation R.O.W. Maps), a distance of 2,379.38 feet; <br />THENCE departing said Interstate Highway No. 35, along a wire fence and the southwest line of <br />said Johnson called 85.643 acre tract, NORTH 45° 26' 42" WEST (N 45 °26'42" W – Plat <br />Records – Volume 13, Page 341) a distance of 100.00 feet to a 1/2" iron rod set for the west corner <br />of the tract of land herein described; <br />THENCE through said Johnson called 85.643 acre tract, NORTH 44° 08' 00" EAST, a distance <br />of 100.00 feet to a 1/2" iron rod set for corner for the north corner of the tract of land herein <br />described; <br />THENCE continuing through said Johnson called 85.643 acre tract, SOUTH 45° 25' 19" EAST, a <br />distance of 100.00 feet to a 1/2" iron rod set in fence on the northwest line of aforesaid Interstate <br />Highway No. 35 for the east corner of the tract of land herein described; <br />THENCE along the fence and the northwest line of aforesaid Interstate Highway No. 35, SOUTH <br />44 08' 00" WEST, a distance of 100.00 feet to the POINT OF BEGINNING and <br />CONTAINING 10,000 SQUARE FEET OF LAND. <br />Field notes prepared from survey performed under my supervision during May, 2011, and is true <br />and correct to the best of my knowledge and belief and that said property has apparent access to <br />and from a public right -of -way, as shown. <br />B <br />Shawn T.
