54. DESCRIPTION OF 67.41 ACRES, MORE OR LESS, OF LAND AREA IN THE BENJAMIN J. WHITE SURVEY, ABSTRACT NO. 469, THE JOHN WILLIAMS SURVEY, ABSTRACT NO. 471, AND THE T.H.W. FORSITH SURVEY, ABSTRACT NO. 173, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT 79.07 ACRE TRACT CONVEYED IN A DEED FROM MARION H. WILLS AND MARVIN C. WILLS TO MINNIE MAE WILLS HOWARD DATED FEBRUARY 24, 1975 AND RECORDED IN VOLUME 274, PAGE 532 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at a 1/2" iron rod found for the south corner of that 5.6234 acre tract described in a deed from Minnie Mae Howard to Robby D. Robbins and Tad Wheelock dated March 14, 1985 and recorded in Volume 505, Page 386 of the Hays County Real Property Records, said 5.6234 acre tract being Lot 1 of the R 12 Plaza Subdivision as recorded in Volume 4, Page 264 of the Hays County Plat Records (said 5.6234 acre tract being a portion of that the Howard 79.07 acre tract and a portion of Lot 1 having been replatted in Volume 6, Page 354 of the Hays County Plat Records into an unplatted 4.224 acre tract) and being in the common southeast line of the Howard 79.07 acre tract and the northwest line of Lot 12, Sendera Subdivision as recorded in Volume 6, Page 77 of the Hays County plat Records; THENCE leaving the PLACE OF COMMENCEMENT wi th the common southeast line of the Howard tract and the northwest line of Sendera Subdivision, as fenced and used upon the ground, the following three courses: 1. S 440 49' 45" W 99.75 feet to an iron rod found for the common west corner of Lot 20 and north corner of Lot 21 of Sendera subdivision, 2. S 440 49' 41" W 142.31 feet to a 1/2" iron rod found with a "Byrn" plastic cap for the common west corner of Lot 21 and north corner of Lot 24, and 3. S 440 49' 41" W 15.44 ~eet to a 1/2" iron rod set for the southerly east corner and PLACE OF BEGINNING of the herein described tract; THENCE leaving the PLACE OF BEGINNING and continuing with the common southeast line of the Howard tract and northwest line of Sendera Subdivision, as fenced and used upon the ground and as shown on that plat numbered 24445-98-d dated May 21, 1998 as prepared for Legend Development, Inc. by Byrn & Associates, Inc. of San Marcos, Texas, the following twenty-one courses: 1.
