THENCE leaving the MK&T Railroad right-of-way with the common southwest line of McCarty Lane and the Veramendi Survey and the northeast line of the Southwest Texas 275.5 acre tract and the Hubbard Survey, S 450 00' 00" E 847.63 feet to a point for an interior northeast corner of this tract; THENCE leaving the Southwest Texas 275.5 acre tract and the Hubbard Survey, entering the Veramendi Survey and crossing McCarty Lane, N 47014' 08" E 48.58 feet to a 1/2" iron rod found in the northeast line of McCarty Lane and southwest line of a 20 acre tract described in a deed from Chas. Fehlis to Tereso Tobias dated October 15, 1947 and recorded in volume 139, Page 363 of the Hays County Deed Records for the west corner of the aforereferenced KBLB Partners 9.438 acre tract; THENCE leaving McCarty Lane and crossing the Tobias 20 acre tract with the northwest line of the KBLB 9.438 acre tract, N 47014' 08" E 541.65 feet to a 1/2" iron rod found in the southwest line of that 121.52 acre tract described in a deed from JASBA GMBH, a German Limited Partnership to Capital Forsight Limited Parnership dated August 11, 1997 and recorded in Volume 1336, Page 595 of the Hays County Official Public Records for an exterior northeast corner of this tract; THENCE with the common northeast line of the KBLB 9.438 acre tract and southwest line of the Capital Forsight 121.52 acre tract, S 450 23' 52" E 689.31 feet to a point in the northwest line of that 108.8490 acre tract annexed by the City of San Marcos by Ordinance No. 1985-48 for the east corner of this tract; THENCE leaving the Capital Forsight 121.52 acre tract with the northwest line of the 108.8490 acre tract described by Ordinance No. 1985-48 being a line 100 feet northwest of and parallel to the northwest right-of-way line of Interstate Highway No. 35 and being 250 feet northwest of and parallel to the centerline of Interstate Highway No. 35, the following six courses: 1. S 440 08' 00" W (being the Bearing Basis for this description) 490.74 feet to a point in the common southwest line of the KBLB 9.438 acre tract and northwest line of a 0.577 acre tract taken for additional right-of-way in an agreed judgement from Joe Bob Millican to the State of Texas dated June 28, 1994 and recorded in Volume 1090, Page 267 of the Hays County Official Public Records, 2. S 440 08' 00" W 283.88 feet to a 1/2" iron rod set in the northwest line of that 108.8490 acre tract of land annexed by the City of San Marcos by Ordinance No. 1985-48 where said line intersects the south line of the aforereferenced State of Texas 1.333 acre Tract 4 and being in the northeast line of the remainder portion of the aforereferenced Southwest Texas 275.5 acre "First Tract", said rod being 250 feet northwest of the centerline of Interstate Highway No. 35 right-of-way, from which a concrete highway monument found at the south corner of the 1.333 acre "Tract 4" in the main northwest line of Interstate Highway No. 35 (being 150 feet from the centerline of Interstate Highway No. 35) bears S 180 33' 34" E 112.47 feet, 3. S 440 08' 00" W 1118.04 feet to a point in the common southwest line of the Southwest Texas 275.5 acre tract and the northeast line of the aforereferenced Southwest Texas 66.36 acre tract, Page 3 of 5 of EXHIBIT A
