5. Operation and Maintenance of Water an, iVastevvater Facilities Water and wastewater services are currently availa"ie to the annexed area. As additional land is developed within the annexed area, r:e subdivider will be required to construct water and sewer lines in accordance with th~ ~lty'S development ordinances and utility extension policies in place at the time of development. Upon the completion of construction and dedication of the any new water or wastewater facilities to the city, the city shall provide on-going operation and maintenance of those facilities. 6. Operation and Maintenance of Roads and Streets Portion of McCarty Lane and Centerpoint Road are included in the annexation area. Maintenance of the annexed portions of these roads will begin upon the effective date of the annexation. As additional land is developed within the annexed area, the subdivider will be required to construct streets in accordance with the city's existing subdivision policies. Upon completion of the construction and dedication of any new roads and streets to the city, the city shall provide on-going operation and maintenance for those facilities. 7. Electric Service The annexed area is located in the certified service areas two electric service providers - the City-owned San Marcos Electric Utility (SMEU) and the Bluebonnet Electric Cooperative. SMEU provides service to areas located north of McCarty Lane and Bluebonnet provides service to areas located south of McCarty Lane. Service will continue to be provided by each of those providers within the service areas that have been established by the State of Texas. As land is developed within the annexed area, service will be provided by each provider to their respective areas in a manner consistent with the existing policies of that provider for the extension of electrical service to new developments. 8. Operation and Maintenance of Parks, Play(:Jrounds, and/or Svvimmin(:J Pools No parks, playgrounds and/or swimming pools exist within the proposed annexation area. The same standards and policies now established and in force within the city limits will be followed in maintaining and expanding recreational facilities to serve the annexed area. Upon annexation, the owners and residents of property located within the annexed area shall be entitled to the use of all municipal parks and recreational facilities, subject to the same restrictions, fees and availability that pertains to the use of those facilities by other citizens of the city. 9. Operation and Maintenance of Other Public Facilities, Buildintls and Services No other public facilities, buildings or services exist within the annexed area. The same standards and policies now established and in force within the city limits will be followed in maintaining and expanding other public facilities, building and services. Upon annexation, the owners and residents of property located within the annexed area shall be entitled to the use of all municipal facilities, buildings and services, subject to the same restrictions, fees and availability that pertains to the use of those facilities and services by other citizens of the city.
