ORDINANCE NO. 2011- 3 8 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY REZONING 142.6 ACRES, MORE OR LESS, OF LAND COMPRISED OF THE BLANCO VISTA SUBDIVISION, PHASES 1 AND 2, SECTIONS 1 AND 2 AND INFRASTRUCTURE IMPROVEMENTS, BLANCO VISTA SUBDIVISION, TRACT 1, SECTION A AND SCHOOL TRACT, BLANCO VISTA SUBDIVISION TRACT C, SECTION A AND TRAIL RIDGE PASS CHURCH SUBDIVISION LOCATED AT THE NORTHEAST CORNER OF TRAIL RIDGE PASS AND JACOB LANE, THE SOUTHWEST CORNER OF TRAIL RIDGE PASS AND BLANCO VISTA BOULEVARD AND EXTENDING SOUTH TO INCLUDE PHASE 2 OF THE BLANCO VISTA SUBDIVISION, AND LOCATED AT THE INTERSECTION OF BLANCO VISTA BOULEVARD AND OLD SETTLERS DRIVE TO INCLUDE PHASE 1 OF THE BLANCO VISTA SUBDIVISION FROM "MU" MIXED USE DISTRICT TO "PDD" PLANNED DEVELOPMENT DISTRICT WITH BASE ZONING OF "MU" MIXED USE DISTRICT; APPROVING PLANNED DEVELOPMENT DISTRICT STANDARDS FOR THE BLANCO VISTA SUBDIVISION PDD (CITY INITIATED); INCLUDING PROCEDURAL PROVISIONS; AND PROVIDING FOR PENALTIES. RECITALS: 1. On July 12, 2011, the City Planning and Zoning Commission of the City of San Marcos held a public hearing regarding a request to change the zoning for 142.6 acres, more or less, of land comprised of Blanco Vista Subdivision, Phases 1 and 2, Sections 1 and 2 and Infrastructure Improvements, Blanco Vista Subdivision Tract 1, Section A and School Tract, Blanco Vista Subdivision, Tract C, Section A and Trail Ridge Pass Church Subdivision located at the northeast corner of Trail Ridge Pass and Jacob Lane, the southwest corner of Trail Ridge Pass and Blanco Vista Boulevard and extending south to include Phase 2 of the Blanco Vista Subdivision, and located at the intersection of Blanco Vista Boulevard and Old Settlers Drive to include Phase 1 of the Blanco Vista Subdivision, as described in the attached Exhibit "A" (the "Project Site "), from "MU" Mixed Use District to "PDD" Planned Development District with base zoning of "MU" Mixed Use. 2. Subsequent to the public hearing on such date, the Planning and Zoning Commission, on July 26, 2011, considered and voted to approve the request, and has recommended that the request be approved by the City Council of the City of San Marcos. 3. The City Council held a public hearing on August 2, 2011, regarding the request. 4. All requirements of Chapter 1, Development Procedures, of the City Land Development Code pertaining to Zoning Map amendments have been met.
