ORDINANCE NO. 2011- 3 8 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS AMENDING THE OFFICIAL ZONING MAP OF THE <br />CITY BY REZONING 142.6 ACRES, MORE OR LESS, OF LAND <br />COMPRISED OF THE BLANCO VISTA SUBDIVISION, PHASES 1 AND <br />2, SECTIONS 1 AND 2 AND INFRASTRUCTURE IMPROVEMENTS, <br />BLANCO VISTA SUBDIVISION, TRACT 1, SECTION A AND SCHOOL <br />TRACT, BLANCO VISTA SUBDIVISION TRACT C, SECTION A AND <br />TRAIL RIDGE PASS CHURCH SUBDIVISION LOCATED AT THE <br />NORTHEAST CORNER OF TRAIL RIDGE PASS AND JACOB LANE, <br />THE SOUTHWEST CORNER OF TRAIL RIDGE PASS AND BLANCO <br />VISTA BOULEVARD AND EXTENDING SOUTH TO INCLUDE PHASE <br />2 OF THE BLANCO VISTA SUBDIVISION, AND LOCATED AT THE <br />INTERSECTION OF BLANCO VISTA BOULEVARD AND OLD <br />SETTLERS DRIVE TO INCLUDE PHASE 1 OF THE BLANCO VISTA <br />SUBDIVISION FROM "MU" MIXED USE DISTRICT TO "PDD" <br />PLANNED DEVELOPMENT DISTRICT WITH BASE ZONING OF "MU" <br />MIXED USE DISTRICT; APPROVING PLANNED DEVELOPMENT <br />DISTRICT STANDARDS FOR THE BLANCO VISTA SUBDIVISION PDD <br />(CITY INITIATED); INCLUDING PROCEDURAL PROVISIONS; AND <br />PROVIDING FOR PENALTIES. <br />RECITALS: <br />1. On July 12, 2011, the City Planning and Zoning Commission of the City of San <br />Marcos held a public hearing regarding a request to change the zoning for 142.6 acres, more or <br />less, of land comprised of Blanco Vista Subdivision, Phases 1 and 2, Sections 1 and 2 and <br />Infrastructure Improvements, Blanco Vista Subdivision Tract 1, Section A and School Tract, <br />Blanco Vista Subdivision, Tract C, Section A and Trail Ridge Pass Church Subdivision located <br />at the northeast corner of Trail Ridge Pass and Jacob Lane, the southwest corner of Trail Ridge <br />Pass and Blanco Vista Boulevard and extending south to include Phase 2 of the Blanco Vista <br />Subdivision, and located at the intersection of Blanco Vista Boulevard and Old Settlers Drive to <br />include Phase 1 of the Blanco Vista Subdivision, as described in the attached Exhibit "A" (the <br />"Project Site "), from "MU" Mixed Use District to "PDD" Planned Development District with <br />base zoning of "MU" Mixed Use. <br />2. Subsequent to the public hearing on such date, the Planning and Zoning <br />Commission, on July 26, 2011, considered and voted to approve the request, and has <br />recommended that the request be approved by the City Council of the City of San Marcos. <br />3. The City Council held a public hearing on August 2, 2011, regarding the request. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Zoning Map amendments have been met. <br />
