<br />(2) The final plat of a subdivision for v.rhich subdivision construction plans have been <br />reviev/ed and approved under this article must include: <br /> <br />V.\.) a note that the property is subject to construction plans approved under this article; <br /> <br />(B) a note or table indicating the allocation of the allowed impervious cover for the <br />subdivision among the lots in thc subdivision, if the subdivision has more than onc lot; <br /> <br />(C) conservation easements dedicated to the public, for all areas of critical \vater quality <br />zones and sensitive feature protection zones on the property that are not viithin dedicated <br />right of way, utility easemcnts or parkland; and <br /> <br />(D) a note that developmcnt activities in conservation easements are restricted and are <br />subject to approval by the city. <br /> <br />(1) Term of approval. <br /> <br />(1) The approval of a development plat will expire six months after the date of initial <br />issuance, unless prior to the expiration date, substantial construction related to the approved plat <br />has commenced. F or purposes of this subsection, substantial construction means that ten <br />percent or more of the total construction value associated with the development plat has been <br />completed. If a \vritten request for an extension is filed under the provisions of this subsection, <br />the approved plan will continue in effect for a period of no more than 30 days, until the <br />planning director makes a determination on thc request for an extension. <br /> <br />(2) An extcnsion will not be granted if the development regulated activity undertaken <br />deviates significantly from the approved development plat. <br /> <br />(3) A holder may request one extension of the time for commencement of substantial <br />construction. The request must be in writing, must be received prior to the expiration of the plat <br />approval or a previously approved extension, and must be accompanied by the fee set by the <br />city council. The planning director may approve an extension if the director finds that <br />substantial justification for it exists. The approval extension will expire six months after the <br />original expiration date of the plat approval. <br /> <br />( 1) Thc approval of a development plat will expire and no extension will be granted if <br />the construction has not been completed ',vi thin 2 years from the initial approval of the plat. <br /> <br />(5) /~ftcr any expiration of approval of a development plat, a new development plat <br />application must be submitted to the planning director for revic'.v and approval prior to the <br />commencing of any further regulated activities. <br /> <br />(6) /\ny requests for approval extensions rcceived by tho planning director after the <br />expiration date will not be accepted. <br /> <br />C:\TEMP\Edwards Regulations revision final.doc <br /> <br />29 <br />
