L. McGehee Addition to the City of San Marcos, Hays County, Texas, according to the plat recorded in Volume "H", Page 573, Hays County Deed Records, and being that same tract conveyed to Daniel Rodriguez and wife, Sandy Rodriguez in October of 1986 and recorded in Volume 635, Page 272, Real Property Records of Hays County, and being more particularly described by metes and bounds as follows: BEGINNING at a Yz" iron rod found at the intersection of the northwest right-of-way of West Hopkins Street and the southwest right..of-way of Blanco Street for the southeast comer of the said Lot 1, Block 1, C. L. McGehee Addition and the southeast comer of the herein described tract; THENCE S 450 01' 19" W, along the West Hopkins Street right-of-way, a distance of 74.95 feet to a W' iron rod found for the southwest comer of this tract and the southeast comer of the Powell Tract as described in Volume 1978, Page 327, Official Public Records of Hays County; THENCE N 450 16' 31" W, leaving the West Hopkins Street right-of-way, a distance of 132.52 feet to a 4" x 4" fence post found set in concrete in the southeast property line of the Texas State Investments Tract as described in Volume 2326, Page 707, Official Public Records of Hays County, for the northwest comer ofthe herein described tract and the northeast corner of the said Powell Tract, from which for reference and for the bearing basis used herein, a Yz" iron rod found for the southwest comer of the said Texas State Investments Tract and the northwest comer of the said Powell Tract bears S 450 00' 00" W, a distance of 70.56 feet; THENCE N 450 00' 00" E (bearing basis), a distance of 74.30 feet to a W' iron rod found in the southwest right-of-way of Blanco Street for the northeast comer of the herein described tract and the southeast comer of the said Texas State Investments Tract; THENCE S 450 34' 40" E, a distance of 132.55 feet to the POINT OF BEGINNING, containing 0.2271 acres.
