C. Carson, Individually and as Trustee, P. O. Box 666, San Marcos, Hays County, <br />Texas 78667-0666, hereinafter called "Grantor", for and in consideration of the sum of Ten and <br />No/lOO Dollars ($10.00), together with other good and valuable consideration, to Grantor cash <br />in hand paid by the City of San Marcos, Texas, 630 East Hopkins Street, San Marcos, Hays <br />County. Texas 78666, hereinafter called "Grantee", the receipt of which is hereby <br />acknowledged, has GRANTED, SOLD and CONVEYED. and by these presents does GRANT, <br />SELL and CONVEY unto the said Grantee. all that certain lot, tract or parcel of land known <br />and described as follows: <br /> <br />A 0.347 acre tract of land situated in the J. M. Veramendi League No. One. in <br />the City of San Marcos, Hays County, Texas, being a portion of a 15.92 acre <br />tract of land conveyed to W. C. Carson by instrument recorded in Volume 845. <br />Page 806, of the Official Records of Hays County. Texas, and said 0.347 acre <br />tract being more particularly described and shown in Exhibit "A" and Exhibits <br />"B" attached hereto and incorporated herein for all purposes. <br /> <br />This conveyance is expressly made subject to the restrictions, covenants, conditions. limitations, <br />easements and reservations, if any, apparent on the ground, or now in force and existing of <br />record in the office of the County Clerk of Hays County. Texas. to which reference is here <br />made for all purposes. <br /> <br />TO HAVE AND TO HOLD the above described premises. together with all and singular <br />the rights and appurtenances thereto in anywise belonging, unto the said Grantee. its successors <br />and assigns forever, and Grantor does hereby bind himself, his heirs, administrators. executors. <br />successors and assigns to WARRANT AND FOREVER DEFEND, all and singular. the said <br />premises unto the said Grantee. its successors and assigns. against every person whomsoever <br />lawfully claiming or to claim the same by through or under the Grantor, but no further. <br /> <br />EXECUTED in San Marcos.
