31. DESCRIPTION OF 15.80 ACRES, MORE OR LESS, OF LAND AREA IN THE T.H.W. FORSITH SURVEY, ABSTRACT NO. 173, HAYS COUNTY, TEXAS, BEING A PORTION OF THAT TRACT DESCRIBED AS 2.18 ACRES IN A DEED FROM JOHN CHARLES HUGHSON ET AL TO HUGHSON MEAT CO., INC. DATED JUNE 22, 1970 AND RECORDED IN VOLUME 237, PAGE 314 OF THE HAYS COUNTY DEED RECORDS, BEING A PORTION OF THAT TRACT DESCRIBED AS "TRACT ONE - 56.70 ACRES" IN A DEED FROM CECIL HUGHSON ET AL TO HUGHSON MEAT CO., INC. DATED JANUARY 1, 1970 AND RECORDED IN VOLUME 236, PAGE 228 OF THE HAYS COUNTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: COMMENCING at a %" iron rod found in the northeast line of R. M. Highway No. 12 and that tract described as "Tract No. 3 - 0.40 acres" in a deed from Mrs. L.S. Townsend to the State of Texas dated December 11, 1936 and recorded in Volume 112, Page 468 of the Hays County Deed Records for an exterior southwest corner of the Hughson Meat Co. 56.70 acre "Tract One" and south corner of that tract described as 1.104 acres in a deed from Winfield S. Rader to Calvin Ray Triesch dated September 9, 1988 and recorded in Volume 750, Page 171 of the Hays County Real Property Records, for the west corner of a 50 foot wide road easement from Winfield S. Rader to Lantz, Inc. dated December 12, 1996 and recorded in Volume 1277, Page 71 of the Hays County Official Public Records; THENCE leaving the PLACE OF COMMENCEMENT with the common northeast line of R. M. Highway No. 12 and southwest line of the Hughson Meat Co. 56.70 acre Tract One, S 610 09' 00" E 50.08 feet to a %" iron rod set for southern west point and PLACE OF BEGINNING of the herein described tract, being the south corner of the 50 foot wide road and being the west corner of the Hughson Meat Company 2.18 acre tract; THENCE leaving R.M. Highway No. 12 and the PLACE OF BEGINNING with the common southeast line of the Hughson Meat Co. 56.70 acre Tract One and northwest line of the Hughson Meat Co. 2.18 acre tract and its extension into the Hughson Meat Co. 56.70 acre Tract One, as shown on that plat numbered 24798-00-4-d as prepared for Randall Morris by Byrn & Associates, Inc. of San Marcos, Texas, N 250 38' 13" E 703.13 feet to a W' iron rod set for an angle point, pass on this course at 201.6 feet a 12" creosote post found at the north corner of the Hughson Meat Co. 2.18 acre tract, being an interior corner of the Hughson Meat Co. 56.70 acre Tract One; THENCE N 15023' 19" E 395.11 feet with the southeast line of the 50 foot wide road easement to a %" iron rod set for an interior corner of the herein described tract; THENCE with the end of the 50 foot wide road easement, N 740 36' 41" W 50.00 feet to a W' copper pipe in concrete found for the east corner of that 11.69 acre tract described in a deed from Bernice R. Newmann to Lantz, Inc. dated December 18, 1996 and recorded in Volume 1277, Page 58 of the Hays County Official Public Records, and being an interior corner of the Hughson Meat Co. 56.70 Page 1 of 3 of EXHIBIT A
