57 DESCRIPTION OF 2.56 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M. VERAMENDI SURVEY NO.1, CITY OF SAN MARCOS, HAYS COUNTY, TEXAS, BEING ALL OF THAT 2.545 ACRE TRACT DESCRIBED IN A DEED FROM TRADEWINDS FORD SALES TO WILLIAM H. CROOK DATED SEPTEMBER 9, 1996 AND RECORDED IN VOLUME 1253, PAGE 120 OF THE HAYS COUNTY OFFICIAL PUBLIC RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a ~" iron rod set at the common east corner of the Crook 2.545 acre tract and the south corner of that tract described as "Tract Two - 32,060 sq. ft." in a deed from R.W. Bowden, Sr. Et ux to E. Dale Lowe et ux dated June 29, 1977 and recorded in Volume 297, Page 760 of the Hays County Deed Records, and being in the common northwest line of Interstate Highway No. 35 and that tract described as 1.998 acres in a deed from Robert G. Williams et ux to The State of Texas dated January 12, 1956 and recorded in Volume 168, Page 251 of the Hays County Deed Records; THENCE leaving the Lowe tract and the PLACE OF BEGINNING as shown on that plat numbered 24832-00-c dated February 15, 2000 as prepared for Mrs. W.H. Crook with the common southeast line of the Crook tract and the northwest line of the State of Texas and Interstate Highway No. 35, S 440 54' 57" W 201.04 feet to a W' iron rod set for the common south corner of the Crook 2.545 acre tract and the east corner of that tract described as 4.485 acres in a deed from Terrand, Ltd. to EWR and KKB Partners dated March 31, 1998 and recorded in Volume 1396, Page 817 of the Hays County Official Public Records; THENCE leaving Interstate Highway No. 35 and the State of Texas 1.998 acre tract with the common southwest line of the Crook 2.545 acre tract and the northeast line of the EWR and KKB 4.485 acre tract, N 440 49' 50" W 558.80 feet to a ~" iron rod found for the common north corner of the EWR and KKB 4.485 acre tract and the west corner of the Crook 2.545 acre tract, pass at 558.70 feet the monumented southeast line of Lot 1-A Replat of Wide-Lite Unit 1 as recorded in Volume 5, Page 284 of the Hays County Plat Records; THENCE leaving the EWR and KKB 4.485 acre tract and with the northwest line of the Crook 2.545 acre tract, N 440 39' 21" E 197.77 feet to a ~" iron rod found at the common north corner of the Crook 2.545 acre tract and the west corner of that tract described as "Tract One - 3.96 acres" in a deed from R.W. Bowden, Sr. Et ux to E. Dale Lowe et ux dated June 29, 1977 and recorded in Volume 297, Page 760 of the Hays County Deed Records; THENCE with the common southwest line of the Lowe 3.96 acre tract, the Lowe 32,060 square foot tract and the northeast line of the Crook 2.545 acre tract, S 450 10' 00" E (this being the Bearing Basis for this description) 559.69 feet to the PLACE OF BEGINNING, pass at 1.2 feet the southeast line of Lot 1-A, Replat of Wide-Lite Unit 1.
