DESCRIPTION OF 2.85 ACRES, MORE OR LESS, OF LAND AREA BEING A PORTION OF THAT TRACT DESCRIBED AS 18.587 ACRES IN A DEED FROM RESOLUTION TRUST CORPORATION TO THE ALLEN LIVING TRUST DATED SEPTEMBER 3, 1992 AND RECORDED IN VOLUME 948, PAGE 759 OF THE HAYS COUNTY OFFICIAL PUBLIC RECORDS WHICH IS ALL OF LOT 4 AND A PORTION OF LOT 5, WEATHERFORD SUBDIVISION AS RECORDED IN VOLUME 131, PAGE 446 OF THE HAYS COUNTY DEED RECORDS AND A PORTION OF LOT 19, GUERRERO'S RESUBDIVISION AS RECORDED IN VOLUME 146, PAGE 639 OF THE HAYS COUNTY DEED RECOP~S, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a W' iron rod set in the common northwest right-of-way line of Interstate Highway No. 35 and that tract described as 14.065 acres in a deed from Mary E. Cape to the State of Texas dated August 5, 1933 and recorded in Volume 108, Page 444 of the Hays County Deed Records for the east corner of the Allen Living Trust 18.587 acre tract and the Lot 4, Weatherford Subdivision and south corner of Lot 1, Guerrero's Re-subdivision and for the east corner of this description; THENCE leaving Lot 1, Guerrero's Re-subdivision and the PLACE OF BEGINNING with the common southeast line of Lot 4 and 5 and the Allen Living Trust 18.587 acre tract and the northwest line of Interstate Highway No. 35, as shown on that plat numbered 24838-00-2-c dated March 9, 2000 as prepared for Blazer Residential by Byrn & Associates, Inc. of San Marcos, Texas, S 430 59' 43" W 310.00 feet to a ~" iron rod set for the south corner of this description, pass at 267.90 feet the common south corner of Lot 4 and east corner of Lot 5; THENCE leaving Interstate Highway No. 35 and the State of Texas 14.065 acre tract, and entering the Allen Living Trust 18.587 acre tract and Lot 5, Weatherford Subdivision, N 450 54' 05" W 400.00 feet to a W' iron rod set for the west corner of this description; THENCE N 430 59' 43" E 310.00 feet to a W' iron rod set in the northeast line of Lot 4, Weatherford Subdivision and the Allen Living Trust 18.587 acre tract and southwest line of Lot 4, Guerrero's Re-subdivision for the north corner of this tract, pass at 42.1 feet the common northeast line of Lot 5 and southwest line of Lot 4; THENCE with the common northeast line of Lot 4 and the Allen Living Trust 18.587 acre tract and southwest line of Lot 1 through 4, Guerrero's Re-subdivision, S 450 54' 05" E 400.00 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 2.85 acres, more or less, of land area as prepared from public records and a survey made on the ground on March 6, 2000 by Byrn & Associates, Inc. of San Marcos, Texas.
