Section 6: Development Standards <br />6.01 Landscape Standards <br />The Project Site shall meet or exceed the minimum requirements of the City of San <br />Marcos LDC for landscaping. All landscaping shall meet the requirements of Chapter 6, <br />Article 1, Division 1 of the City of San Marcos LDC. <br />For the purpose of this PDD, landscape areas shall be considered those pervious areas <br />contained within the site containing living plant material including, but not limited to, <br />trees, shrubs, flowers, grass or other living ground cover or native vegetation. <br />Additionally, landscaping may be achieved by providing streetscape planting and /or <br />landscape planters. <br />A rainwater collection system shall be installed on the clubhouse building and shall be <br />utilized to supplement landscape irrigation. If feasible, rainwater collection systems may <br />be installed on other buildings to supplement the clubhouse system. <br />6.02 Parking Standards <br />Parking requirements shall meet or exceed the minimum requirements Chapter 6, Article <br />2 of the City of San Marcos LDC. Required characteristics of the parking and multi - <br />model transportation facilities are as follows: <br />1. Approximately 100 of the provided parking spaces will be covered by a carport. <br />2. Solar panels will be installed on a minimum of 10% of these carports to off -set <br />the power demand of the project. <br />3. A minimum of two electric vehicle (EV) charging stations will be provided on the <br />site. The EV charging station located adjacent to IH 35 shall be available to the <br />general public. <br />4. Bicycle rack areas will be incorporated into the project site. A combination of <br />secure bike lockers for use by residents and open public bike racks will be <br />provided in safe and secure locations. Bicycle parking will equate to a minimum <br />of 10% of the total number of parking spaces required. <br />5. A solar powered bus shelter will be constructed on Thorpe Lane. This facility <br />shall provide a charging station for personal electronic equipment. If possible, the <br />bus shelter shall be designed in coordination with Texas State University <br />professor Heather Galloway. <br />6.03 Exterior Construction Standards <br />Intent <br />Architecture and the built environment make many important contributions to San <br />Marcos's visual context. Due to the importance of these elements, all architectural styles <br />should produce a cohesive visual framework while maintaining architectural variety. All <br />5 <br />
