development. The use of four (4) sided design will be utilized to provide an <br />enhanced visual appeal to the surrounding properties. <br />10. These standards shall apply equally to additions and /or alterations to existing <br />structures as well as to new detached structures. All accessory structures <br />shall be constructed in such a manner so as to be compatible in look, style <br />and materials as the primary structures on the project site. Alternative <br />designs for accessory structures may utilize different styles and materials <br />than the primary structure upon review and approval by the Director of <br />Development Services, appealable to the Planning and Zoning Commission. <br />11. The exterior construction of buildings on the Project Site shall be consistent <br />with and similar to the representative elevation included as Exhibit B. <br />Alternative design standards may be utilized upon review and approval by the <br />Director of Development Services at the time of site planning. Any decision <br />of the Director of Development Services may be appealed to the Planning <br />and Zoning Commission. <br />6.04 Parkland Dedication <br />The Project Site will meet all parkland dedication requirements of the City of San Marcos <br />LDC by paying a fee -in -lieu of dedication. <br />6.05 Environmental & Water Quality Standards <br />On -site water quality and detention measures to control stormwater runoff will be <br />required with the development of this site in accordance with the City of San Marcos <br />LDC. This project will adhere to a minimum of 85% TSS removal on an overall basis, <br />and no construction shall begin until all required City Plans are approved and a SWPPP <br />is prepared. The 85% TSS removal will be accomplished utilizing an approved low - <br />impact development practice per TCEQ, EPA, Edwards Aquifer Authority, or the City of <br />San Marcos method. <br />An on -site recycling program shall be established and maintained. <br />Green maintenance, cleaning practices, and materials shall be utilized on the project. <br />The following are examples of green maintenance, cleaning practices and materials that <br />will be encouraged on the project site: <br />• Regular maintenance of landscape plantings (removal of dead plants and <br />installation of new plants) <br />• Use of native hardwood mulch in landscape areas <br />• Use of slow release or organic fertilizers for landscape areas, when necessary <br />• Incorporation of Integrated Pest Management principals in landscape <br />maintenance <br />• Use of less toxic, alternative cleaning supplies, such as Green Seal Certified <br />cleaning products, in public areas <br />• Placement of durable mats at common public building entryways to reduce dirt <br />and debris within buildings <br />N <br />
