bump outs, within traffic circles (islands) and within thelOO-year floodplain (open <br />space) downstream of the proposed parking areas within the 100-year floodplain, as <br />mitigation for construction within the floodplain. An 85% Total Suspended Solids <br />(TSS) removal efficiency shall be achieved through the LID methods. Through the <br />proposed LID methods, all runoff shall be filtered prior to discharge to the Blanco <br />River. Prior to beginning construction, temporary erosion and sedimentation controls <br />will be utilized as a best management practice. These temporary controls can take the <br />form of silt fences, rock berms, stabilized construction entrances, etc., and will <br />provide for improved water quality during construction. <br />E LEER Standards <br />Refer to Exhibit B for a breakdown of the LEED initiatives proposed with this <br />project. <br />F. Landscape Standards <br />1. The minimum 20% landscape area required by the LDC shall be provided. <br />2. All plantings shall be in accordance with the City of Austin Preferred Plant List, <br />and as utilized by the City of San Marcos. <br />3. Clustering of street trees is allowed, <br />G. Lighting Standards <br />All lighting shall be shielded so as to provide no glare to adjacent properties or street <br />rights of way. <br />H. Parking Standards <br />1. On-site (off -street) parking shall be provided at the ratio of 1.05 spaces per <br />bedroom. Up to 25% of the total required vehicle parking is allowed for compact <br />spaces and may be provided, if needed, through the Site Preparation Permit. <br />1. Occupancy Restriction <br />All dwelling units shall be restricted in occupancy to no more than two (2) unrelated <br />residents. This provision shall be enforced through the residential lease agreements <br />and occupancy shall be based upon the lessee(s) indicated on the lease agreement. <br />No units will be leased or rented by the bedroom. Failure to enforce this provision <br />shall be considered a violation of this PDD. <br />J. Bicycle Parking <br />On-site bicycle parking is to be provided at the ratio of four (4) spaces per building. <br />K. Solid Waste Disposal <br />With this PDD, the solid waste disposal pick-up hours for this Lot are amended to <br />between 5 a.m. and 7 p.m. only. <br />11 <br />
