STATE OF TEXAS WILLIAM WARD LEAGUE, A457 COUNTY OF RAYS 13.00 ACRES BEING all that certain 13.00 acre tract or parcel of land situated in the William Ward League, Abstract No. 457, City of San Marcos, Hays County, Texas, some being a part of Lot 1 of Block C of the BLANCO RIVERWALK SUBDIVISION, an addition to the City of San Marcos according to the Map thereof recorded in Volume 14, Pages 311 through 317 of the Plat Records of Hays County, Texas, and being more particularly described by metes and bounds as follows: BEGINNING at a 1/2" iron rod set at the most southerly southeast corner of said Lot 1, Block C, for the southerly southeast corner of the tract of land herein described, same being at the beginning of a curve to the left at the intersection of the northeasterly line of Riverway Avenue, a 100 foot wide public right -of- way, with the northwesterly line of Cotter Avenue, a 76 foot wide public right -of -way; THENCE departing said Riverway Avenue in a northeasterly direction along the arc of said curve to the left a distance of 28.35 feet (28.27 Record), said curve having a radius of 18.00 feet (Record), a central angle of 90° 14' 36" (90° 00' 00" Record) and a chord which bears North 880 50129" East (North 880 54' 51" East Record), a distance of 25.51 feet (25.46' Record) to a 1/2" iron rod set at the end of said curve for a corner of the tract of land herein described; THENCE along the northwesterly line of said Cotter Avenue and the common line of said Lot 1, Block C, the following courses and distances numbered (1) through (3): 1) North 430 54' 51" East (Record — Bearing Basis), a distance of 633.50 feet (633.54' Record) to a 1/2" iron rod set for corner at the beginning of the arc of a curve to the right; 2) Northeasterly along the arc of said curve to the right a distance of 312.71 feet (312.65 Record), said curve having a radius of 338.00 feet (Record), a central angle of 530 00' 30" (52° 59' 56" Record) and a chord which bears North 700 25' 43" East (North 700 24' 50" East Record), a distance of 301.67 feet (301.62' Record) to a 1/2" iron rod found for corner; 3) South 830 05' 56" East (South 830 05' 12" East Record), a distance of 164.33 feet (164.36' Record) to a 1/2" iron rod found for corner at the beginning of the arc of a curve to the right at the intersection of the northwesterly line of said Cotter Avenue, with the westerly line of Riverwalk Loop, a 76 foot wide public right -of -way; THENCE departing said Cotter Avenue in a northeasterly direction along the westerly line of said Riverwalk Loop, the common line of said Lot 1, Block C and the arc of said curve to the right a distance of 26.75 feet (26.74' Record), said curve having a radius of 18.00 feet (Record), a central angle of 850 08' 46" (85° 04' 55" Record) and a chord which bears North 540 24' 10" Exist (North 540 21' 43" East Record), a distance of 24.35 feet (Record) to a 1/2" iron rod found at the beginning of the arc of a curve to the left for a corner of the tract of land herein described; THENCE continuing in a northeasterly direction along the westerly line of said Riverwalk Loop, the common line of said Lot 1, Block C and the arc of said curve to the right a distance of 215.67 feet (215.73' Record), said curve having a radius of 638.00 feet (Record), a central angle of 190 22105" (190 22' 25" Record) and a chord which bears North 210 31' 17" East (North 21 ° 29' 50" East Record), a distance of 214.64 feet (214.70' Record) to a U" iron rod found at the end of the arc of said curve to the left for a comer of the tract of land herein described;
