Additionally, due to the proximity of the project site to the campus, this <br />development encourages bicycle and pedestrian traffic that is otherwise not <br />typically found with traditional student housing /multifamily development located <br />farther from campus. Furthermore, the national trend for mixed use student housing <br />developments similar to this project is for reduced parking standards where a <br />mixture of residential and nonresidential uses is being provided within the same <br />building allowing for shared parking between uses. <br />The parking garage will be designated for all on -site uses. The upper levels of the <br />parking garage will be restricted through the use of a security gate located past the <br />non - reserved (visitor and retail customer parking). Seventeen (17) or more <br />parking spaces in the parking garage will be designated for residential tenants or <br />their guests. Eight (8) spaces within the parking garage will be designated and <br />reserved for use by retail and/or office uses. The property owner shall work with <br />the City to install appropriate signage restricting time (hours) for parking. <br />Additionally, bicycle rack areas will be incorporated into the project site. A <br />combination of secure bike lockers for use by residents and open public bike <br />racks will be provided in safe and secure locations. Bicycle parking shall be <br />provided at a minimum of 0.50 rack spaces per bedroom. <br />6.03 Exterior Construction Standards <br />The Project Site is intended to be developed in a modern, urban architectural design <br />encouraging architectural variety and visual diversity. Achieving a high quality of <br />architectural design for the Project Site is considered a principal goal of these <br />design standards. Reflecting the vision of the Development, the development <br />standards call for exterior material and design standards that express a modern, <br />urban architectural design. <br />1. Buildings constructed on the Project Site shall incorporate the use of vertical <br />and/or horizontal reveals, off -sets, and three dimensional detail between surface <br />planes to create shadow lines, break up flat surface areas, and provide visual <br />architectural variety. <br />2. Appropriate exterior fagade materials shall be consistent with native building <br />materials and shall include brick, stone, stucco, split face concrete masonry <br />units (CMU), faux stone or brick (stone/brick veneer), finished concrete, metal <br />panel (individual or systems), glass curtain wall systems, or a combination <br />thereof. <br />3. Appropriate building materials for limited accents shall be metal (galvanized, <br />painted, or ornamental) wood, tile, or other durable natural materials. <br />4. The following materials shall be considered inappropriate as an exterior <br />material for buildings constructed on the Project Site: EIFS, vinyl, or aluminum <br />siding, mirrored or tinted glass on the first floor.
