ORDINANCE NO, 2411- 6 5 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SAN MARCOS, TEXAS APPROVING AN AMENDMENT TO THE <br />FUTURE DANA USE MAP FROM "LDR" LOW DENSITY <br />RESIDENTIAL TO "MU " MINED USE FAR 0.23 ACRES, MORE <br />OR LESS, OF LAND OUT OF THE LINDSEY AND HARVEY <br />ADDITION LOCATED AT $31 WEST HOPKINS STREET; <br />AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY <br />REZONING SAID TRACT FROM "SF-4,S" SINGLE - FAMILY <br />RESIDENTIAL DISTRICT TO MIXED USE DISTRICT; AND <br />INCLUDING PROCEDURAL PROVISIONS <br />RECITALS: <br />1. On August 23, 2011, the Planning and zoning Commission of the City of San Marcos <br />held public hearings regarding a request to change the Future Land Use Map of the San Marcos <br />Horizons City Master ,Flan from "LDR " Low Density Residential to "MU" Mixed Use for 0.23 <br />acres, more or less, of land out of the Lindsey and Harvey .Addition located at 531 West Hopkins <br />Street, and a concurrent request to change the zoning for said tract from "SF -4.5 " Single - Family <br />Residential District to "MU" Mixed Use District, <br />2. Subsequent to the public hearings on that date, the Planning and zoning Commission <br />considered and voted to approve the requests on August 23, 2011, and recommended that the <br />requests be approved by the City Council of the City. <br />3. The City Council held public hearings on September 20, 2011 and November 15, 2011 <br />regarding the requests. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and zoning Map <br />amendments have been met. <br />S. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br />RE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />SECTION 1. The Future Land Use Plan of the San Marcos Horizons City Master Ilan <br />is revised to change the future land use designation for the following real property from "LDR.. <br />Low Density Residential to "MU" Mixed Use; <br />Str Qt,fiddress; 531 West Hopkins Street <br />Size; 0.23 acres, more or less <br />
