<br />A portion of Lot 5, Block 7, of the D.S.COMBS ADDITION OF SAN MARCOS, in Hays
<br />County, Texas, according to the map or plat of said town, recorded in Volume 42,
<br />Page 332 of the Hays County Deed Records, as more particularly described by metes
<br />and bounds in Exhibit A, and being the same property described in a deed dated
<br />October 12, 1979, from Ramona H. Delgado to the City of San Marcos, recorded in
<br />Volume 333, Page 365-366 of the Hays County Deed Records.

<br />Reservations from and Exceptions to Conveyance and Warranty: Any discrepancies, conflicts,
<br />or shortages in area or boundary lines, or any encroachments or protrusions, or any overlapping of
<br />improvements; easements, rights-of-way, and prescriptive rights, whether of record or not, all
<br />presently recorded restrictions, covenants, conditions, and other instruments, other than liens and
<br />conveyances, that affect the property; any discrepancies, conflicts, or shortages in area or boundary
<br />lines; and any encroachments or overlapping of improvements.

<br />Grantor, for the consideration and subject to the reservations from and exceptions to conveyance
<br />and warranty, grants, sells and conveys to Grantee the Property, together with all and singular the
<br />rights and appurtenances in any wise belonging, to have and hold it to Grantee, Grantee's heirs,
<br />executors, administrators, successors or assigns forever. Grantor binds Grantor and Grantor's
<br />successors and assigns to warrant and forever defend all and singular the Property to Grantee and
<br />Grantee's heirs executors, administrators, successors and assigns against every person
<br />whomsoever lawfully claiming or to claim the same or any part, when the claim is by, through or
<br />under Grantor, but not otherwise.
