EXHIBIT "A" I DESCRIPTION OF 250.70 ACRES, MORE OR LESS, OF LAND AREA IN THE T.J. CHAMBERS SURVEY, ABSTRACT NO.2, HA.YS COUNTY, TEXAS, BE ING A PORTION OF THA.T 127.13 ACRE FIRST PARCEL AND THAT 211.4 ACRE SECOND PARCEL DESCRIBED IN A DEED FROM PAUL J. ROGERS TO PAUL J. ROGERS AND T.G. OLIVER, JR. TRUSTEES DATED SEPTEMBER 6, 1965 AND RECORDED IN VOLUME 207, PAGE 566 OF THE HA.YS COUNTY DEED RECORDS AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a point in the centerline of a rock wall for the north corner of the First Parcel being in the southwest line of a 393.91 acre tract described in a deed' from Paul Chew et we to John C. Storts, Jr. dated September 6, 1937 and recorded in Volume US, Page 271 of the Hays County Deed Records and being the approximate record east corner of that 209.76 acre tract described in a deed from Stanley Carlton Hughson and Dixie Ann Hughson Moffitt to Jane Garnette Hughson dated December 22, 1995 and recorded in Volume 1196, Page 861 of the Hays County Official Public Records, said point also being in the approximate conmon line of the Edward Burleson Survey, Abstract No. 75 and the Thomas J. Chambers Survey, Abstract No.2; I THENCE leaving t.he P~CE OF BEGINNING and entering the T. J. Chambers Survey wi th the cOlllllOn line of the Storts 393.91 acre tract and the Rogers 127.13 acre First Parcel, as shown on that plat numbered 24554-98-d dated December 4, 1998 as prepared for Rogers Trust by Byrn & Associates, Inc. of San Marcos, Texas, the following two courses: 1. S 61" 56' 27" E 79.41 feet to an angle point. and 2. S 53" 06' 11" E 1065.98 feet to ~" iron rod set for an angle point in said rock wall, said point also being the record west corner of that 163.22 acre tract conveyed to John T. Storts, Jr. by two deeds, one from Robert Knispel dated October 16, 1937 and recorded in Volume 115, Page 427 of the Hays County Deed Records and one from Paul Chew et ux dated September 26, 1937 and recorded in Volume 115, Page 269 of the Hays County Deed Records; THENCE leaVing the centerline of a rock wall, S 02" 31' SO" W 1. 65 feet to a ~. iron rod set in a wire fence; THENCE with said wire fence for the common line of the Storts 163.22 acre tract and the Rogers First Parcel and Second Parcel, the following eight courses: 1. S 54" 34' 53" E 512.61 feet to a fence post, 2.
