N 44" 59' ,52" E 243.79 feet, with fence, to a Hackberry tree <br />at the end of a fence line on this course, <br /> <br />2. N 43" 49' 35" E 218.95 feet to a Hackberry Tree for the <br />beginning of the fence again, and <br /> <br />3. N 45" 01' 40" E 295.58 feet to the PLACE OF BEGINNING, pass <br />at 292.79 feet a ~" iron pipe found at the base of a fence <br />post. <br /> <br />There are contained within these metes and bounds 250.70 acres, <br />more or less, of land area as prepared from public records and a <br />survey made on the ground during June and July 1985 by Byrn & <br />Associates, Inc. of San Marcos, Texas.
