Easement Area: Being approximately 615 square feet of land adjacent to and contiguous with the fee taking for right of way purposes on Project Parcel # 14a. Right-of -Way Area: Being 0.021 acres; said 0.021 acres of land being more particularly described in Exhibit "A" attached hereto and by reference incorporated herein. Reservations From and Exceptions to Conveyance and Warranty: None Grantor, for the consideration, grants and conveys to the Grantee, a temporary construction easement for its use in the construction of improvements in the public right-of-way through and over the Easement Area, together with the right of access and thoroughfare within, across, through and over the Easement Area at all times, to have and to hold it to Grantee and Grantee's successors or assigns for a term beginning on the date of commencement of construction activities on the Craddock Avenue Street Improvement Project and automatically terminating upon the completion of such construction activities. Grantor binds Grantor and Grantor's heirs, executors, administrators, successors and assigns to warrant and forever defend this easement to Grantee and Grantee's successors and assigns against every person whomever lawfully claiming or to claim the same or any part thereof, except as to the reservations ~om and exceptions to conveyance and warranty for the term of the Project.
