<br />I <br /> <br />I <br /> <br />I <br /> <br />EXHIBIT "A" 2 of 3 <br /> <br />EXHIBIT" A" <br />WATER PIPELINE EASEMENT <br /> <br />Being a 3.379 acre tract of land situated in the William Pettus Two League Grant <br />Survey, Caldwell County, Texas and being part of a called 1303.055 acre tract of <br />land, conveyed to the City of San Marcos by deed recorded in Volume 313, <br />Page 463, of the Deed Records of Caldwell County, Texas (D.RC.C.T.) and <br />being more particularly described by metes and bounds as follows: <br /> <br />COMMENCING at a ~" iron rod found for the northwest comer of a called 0.20 <br />acre telephone line easement conveyed to San Marcos Telephone Company, <br />Inc. by deed recorded in Volume 48, Page 755, of the Official Public Records of <br />Caldwell County, Texas (O.P.RC.C.T.) and located in the north line of a called <br />22.35 acre tract of land conveyed to the City of San Marcos by deed recorded in <br />Volume 335, Page 523, of the (D.RC.C.T.), said point also located in the <br />southeasterly line of State Highway No. 21 (a variable width RO.W.); <br /> <br />THENCE S 480 35' 12" W, along the southeasterly line of said State Highway No. <br />21, a distance of 203.36 feet to a ~ inch iron rod set for the northwest comer of <br />said 22.35 acre tract and the POINT OF BEGINNING of the herein described <br />3.379 acre tract of land; <br /> <br />THENCE N 870 20' 47" E, departing the southeasterly line of said State Highway <br />No. 21 and along the west line of said 22.35 acre tract, a distance of 55.93 feet to <br />a ~ inch iron rod set for comer; <br /> <br />THENCE S 480 36' 22" W, departing the west line of said 22.35 acre tract, a <br />distance of 1973.41 feet to a ~ inch iron rod set for comer; <br /> <br />THENCE S 470 31' 40" W, a distance of 1809.05 feet to a ~ inch iron rod set for <br />corner; <br /> <br />THENCE S 480 34' 31" W, a distance of 442.86 feet to a ~ inch iron rod set for <br />comer in the west line of said 1303.055 acre tract and the east line of a called <br />23.92 acre tract of land conveyed to the United States of America by deed <br />recorded in Volume 372, Page 261, of the (D.RC.C.T.); <br /> <br />THENCE N 480 20' 37" W, a distance of 35.26 feet to a ~ inch iron rod found for <br />the northwest comer of said 1303.055 acre tract and the northeast comer of said <br />23.92 acre tract and located in the southeasterly line of said State Highway No. <br />21 ; <br /> <br />Page 1 of3 <br />
