<br />I <br /> <br />I <br /> <br />I <br /> <br />EXHIBIT liB" 2 of 4 <br /> <br />EXHIBIT "A" <br />WATER PIPELINE EASEMENT <br /> <br />Being 1.863 acre tract of land situated in the William Pettus Two League Grant <br />Survey, Caldwell County, Texas and being part of a called 22.35 acre tract of <br />land, conveyed to the City of San Marcos by deed recorded in Volume 335, <br />Page 523, of the Deed Records of Caldwell County, Texas (D.R.C.C.T.) and <br />being more particularly described by metes and bounds as follows: <br /> <br />COMMENCING at a %" iron rod found in the north line of said 22.35 acre tract <br />and being the northwest comer of a called 0.20 acre telephone line easement <br />conveyed to San Marcos Telephone Company, Inc. by deed recorded in Volume <br />48, Page 755, of the Official Public Records of Caldwell County, Texas <br />(O.P.R.C.C.T.) and located in the southeasterly line of State Highway No. 21 (a <br />variable width R.O.W.); <br /> <br />THENCE S 480 35' 12" W, departing the northwest corner of said 0.20 acre <br />easement tract and along the common north line of said 22.35 acre tract and the <br />southeasterly line of said State Highway No. 21 ,a distance of 112.83 feet to a % <br />inch iron rod set for the POINT OF BEGINNING of the herein described 1.863 <br />acre tract of land; <br /> <br />THENCE S 860 32' 25" E, departing the common southeasterly line of said State <br />Highway No. 21 and the north line of said 22.35 acre tract, a distance of 160.17 <br />feet to a % inch iron rod set for comer; <br /> <br />THENCE N 480 27' 35" E, a distance of 138.97 feet to a % inch iron rod set for <br />comer; <br /> <br />THENCE N 030 27' 35" E, a distance of 159.23 feet to a % inch iron rod set for <br />comer in the common southeasterly line of said State Highway No. 21 and the <br />north line of said 22.35 acre tract; <br /> <br />THENCE N 480 35' 55" E, along the common southeasterly line of said State <br />Highway No. 21 and the north line of said 22.35 acre tract, a distance of 1030.27 <br />feet to a concrete monument found for comer; <br /> <br />THENCE N 510 04' 15" E, continuing along the common southeasterly line of <br />said State Highway No. 21, a distance of 825.95 feet to a % inch iron rod set for <br />the northeast corner of said 22.35 acre tract and located in the north line of a <br />called 1303.055 acre tract of land, conveyed to the City of San Marcos by deed <br />recorded in Volume 313, Page 463, of the (D.R.C.C.T.); <br /> <br />Page 1 of4 <br />
