<br />I <br /> <br />I <br /> <br />I <br /> <br />EXHIBIT liD" 2 of 2 <br /> <br />EXHIBIT" A" <br />WATER PIPELINE EASEMENT <br /> <br />Being a 0.976 acre tract of land situated in the William Pettus Two League Grant <br />Survey, Caldwell County, Texas and being part of a called 1303.055 acre tract of <br />land, conveyed to the City of San Marcos by deed recorded in Volume 313, <br />Page 463, of the Deed Records of Caldwell County, Texas (D.RC.C.T.) and <br />being more particularly described by metes and bounds as follows: <br /> <br />BEGINNING at a %" iron rod found in the north line of said City of San Marcos <br />tract and located at the northeast corner of a called 17.29 acre tract of land <br />conveyed to Southwest Texas State University by deed recorded in Volume 415, <br />Page 283, of the (D.RC.C.T.) and located in the southeasterly line of State <br />Highway No. 21 (a variable width RO.W.); <br /> <br />THENCE N 490 41' 49" E, departing the east line of said 17.29 acre tract and <br />along the common north line of said 1303.055 acre tract and the southeasterly <br />line of said State Highway No. 21, a distance of 1407.15 feet to a concrete <br />monument found for the northeast corner of said 1303.055 acre tract and located <br />in the west line of William Pettus Road (C.R. No. 238, a variable width RO.W.); <br /> <br />THENCE S 410 25' 49" E, departing the southeasterly line of said State Highway <br />No. 21 and along the common east line of said 1303.055 acre tract and the west <br />line of said William Pettus Road, a distance of 30.01 feet to a % inch iron rod set <br />for corner; <br /> <br />THENCE S 490 41' 49" W, departing the common east line of said 1303.055 acre <br />tract and the west line of said William Pettus Road, a distance of 1426.11 feet to <br />a % inch iron rod set for corner; <br /> <br />THENCE N 080 49' 43" W, along the common west line of said 1303.055 acre <br />tract and the east line of said Southwest Texas State University tract, a distance <br />of 35.18 feet to the POINT OF BEGINNING containing 0.976 acres or 42,499 <br />square feet of land, more or less. <br /> <br />In addition to the above described 30.00 foot wide permanent Water Pipeline <br />easement, there win be one 40.00 foot wide Temporary Construction Easement <br />on the east side of said 30.00 foot Permanent easement, being east of, parallel <br />with, and adjacent to the above described permanent easement. <br /> <br /> <br />~M? <br /> <br />Page 1 of2 <br />
