<br />-5- <br /> <br />and $100,000 for damage to property; and such insurance policy <br />shall contain the endorsement that such insurance may not be can- <br />celled or amended with respect to Lessee without ten (10) days <br />written notice by registered mail to Lessor by the insurance company <br />and that Lessor shall not be required to pay any premiums for <br />insurance. Any insurance policy herein required or procured by <br />Lessee shall contain an express waiver of any rights of subrogation <br />by the insurance company against the Lessor. A copy of all such <br />insurance policies shall be delivered by Lessee to Lessor within <br />ten (10) days of the inception of each policy by the insurance <br />company. The minimum limits of any insurance coverage required <br />herein shall not limit Lessee's liability under Part XIII of this <br /> <br />Agreement. <br /> <br />XIII. <br />Lessee agrees to indemnify and hold harmless Lessor from all <br /> <br /> <br />damages, claims, losses, demands, suits, judgments, costs, including <br /> <br />reasonable attorney's fees, and expenses arising out of or result- <br /> <br /> <br />lng from the use of said demised premises as a parking area by and <br /> <br />for persons and personal property authorized to use said area by <br /> <br />the fixed base operator at said Airport provided that any such <br /> <br />claim is caused in whole or in party by any negligent act or <br />omission of Lessee regardless of whether it is caused in part; by <br />Lessor. Said indemnification shall occur whenever said negligent <br />act or omission is that of Lessee, anyone directly or indirectly <br /> <br /> <br />employed by Lessee or anyone for whose acts Lessee may be liable. <br /> <br /> <br />Lessee shall defend any litigation in connection with the use of <br /> <br /> <br />said demised premises for a parking area. <br /> <br />XIV. <br /> <br /> <br />A. Lessee shall occupy the demised premises and all other <br /> <br />portions of said Airport at its own risk, and releases Lessor, to <br /> <br /> <br />the full extent permitted by law, from all claims of every kind <br /> <br /> <br />resulting in loss of life, personal or bodily injury or property <br /> <br /> <br />damage. <br />
