<br />- 9- <br /> <br />the termination of this lease to remove all of Lessee's personal <br /> <br />property. <br /> <br />XVIII. <br />Lessee shall not assign or sublease this lease without first <br />obtaining the prior written approval of the Lessor, which approval <br />shall not be unreasonably withheld. No subleases or assignment <br />of lease shall ever be given except for the purposes and uses <br />authorized hereby. <br /> <br />XIX. <br /> <br /> <br />Lessee's enjoyment of this lease upon and about said Airport <br /> <br /> <br />and upon the demised premises shall be subject to and in conformance <br /> <br /> <br />with all state, federal and city statutes, ordinances and regula- <br /> <br /> <br />tions . <br /> <br />XX. <br />No assent, express or implied, by Lessor to any breach of <br /> <br />any of Lessee's covenants, agreements, conditions or terms hereof, <br /> <br />shall be deemed or taken to be a waiver of any succeeding breach <br /> <br />of any covenant, agreement, condition or term hereof. <br /> <br />XXI. <br /> <br />Any word, group of words, phrase, sentence, paragraph or <br /> <br />provision herein prohibited by law or decision by court of final <br /> <br />jurisdiction shall be ineffective to the extent of such prohibition <br /> <br />without invalidating the remaining provisions hereof. <br /> <br />XXII. <br />Whenever any payment is to be made under this lease at or <br />within a time stated, and whenever any act is to be done under <br />this lease, by either party, at, or within a stated time, time shall <br />be of the essence of this agreement. <br /> <br />XXIII. <br />Notwi ths tanding any other provis ion, ei ther party may terminate <br />
