<br />-3- <br /> <br />VII. <br /> <br />Maintenance of the runways, taxiways, entrance roads, drive- <br /> <br />ways and existing parking lots leading to and/or contiguous to <br />the demised premises, and unoccupied property of said Airport <br />except for the demised premises shown on Exhibit A of this Agree- <br />ment, shall remain the obligation of Lessor; provided, however, <br />that Lessor shall only be obligated to use airport revenue funds <br />for such purposes and that Lessor shall never have the obligation <br />to use general, operating or bond funds for the purpose of said <br />maintenance. <br /> <br />VIII. <br /> <br />Lessor agrees that all airport revenue derived from Lessee <br /> <br />should be allocated toward the maintenance and improvement of said <br /> <br />Airport; provided, however, that this requirement shall not be <br /> <br />construed as mandatory upon Lessor unless so required by existing <br /> <br />indenture or agreement with the United States of America or any <br /> <br />amended or substitute indentures and agreements hereinafter entered <br /> <br />into with the United States of America. <br /> <br />IX. <br />Lessor represents and warrants that Lessor has full right <br />and lawful authority to enter into and perform Lessor's obligations <br />under this Agreement for the full term of this Agreement and has <br />title to said demised premises as shown by the indenture between <br />the United States of America and Lessor. Lessor further covenants <br />that if Lessee shall discharge the obligations herein set forth to <br /> <br /> <br />be performed by Lessee, Lessee shall have and enjoy during the <br /> <br /> <br />terms hereof, quiet and undisturbed possession of said demised <br /> <br /> <br />premises and all appurtenances appertaining thereto, together with <br />the right to use the runways and taxiways of said Airport as <br />contemplated herein; provided however, that this lease is subject <br />the prior approval of the Federal Aviation Administrator, and <br />the right of the United States of America to have exclusive or <br />non-exclusive use, control and possession without charge of said <br />
