<br />-4- <br /> <br />IX. <br /> <br />provision of adequate sanitary facilities during the term <br /> <br />of this lease shall be the sole responsibility of Lessee. <br /> <br />X. <br />Lessee shall pay all utility bills which are attributable <br />to said auction conducted by Lessee. If installation of additional <br />utilities is necessary for such activities to be conducted during <br />the period of time described in Part II, the expense of said <br />installation shall be the sole responsibility of Lessee. Any such <br />installed utilities shall remain on said demised premises at the <br />termination of this lease agreement unless those utilities can be <br />removed without damage to said demised premises. <br /> <br />XI. <br />It is agreed that Lessee shall in no way interfere with <br />normal use of Airport facilities by fixed base aircraft during <br />the auction conducted pursuant to the terms of this Agreement. <br />Aircraft with hangar space shall have continuous access to and <br /> <br />from hanger area. <br /> <br />XII. <br /> <br />During time of war or national emergency, Lessor shall <br /> <br /> <br />have the right to lease the landing area, Airport or any part <br /> <br /> <br />thereof to the United States Government for military or naval <br />use, and if such lease is executed, the provisions of this <br />instrument, insofar as they are inconsistent with the provisions <br />of the lease to the Government, shall be suspended. This lease <br />shall be subordinate to the provisions of any existing or future <br />agreement between Lessor and the United States relative to the <br />operation or maintenance of the Airport, the execution of which <br />has been or may be required as a condition precedent to the <br />expenditure of Federal funds for the development of the Airport. <br /> <br />XIII. <br /> <br /> <br />Lessor agrees to waive its right to object to an assignment <br /> <br />or transfer of rights and privileges by Arnold Schaeferkoeter to <br />
